More About Executive Condominiums

Executive Condominiums, or ECs, are highly sought after by Singaporean family. it is a hybrid between private and public housing. That is, an Executive Condominium has the facilities of a private condominium but is sold by the developers at a discounted price. Executive Condominiums are usually priced 15 to 20% lower than a private residential development. With an attractive pricing and facilities and quality of a private condominium, Executive Condominiums have been praised as one of the best property class by Minister Koh Boon Wan. In fact, all first-hand owners of Executive Condominiums are sitting on a good capital gain and historical data has shown that EC has performed. Given that ECs are a very attractive class of property asset and are subsidized by the government, buyers of ECs have to fulfill a set of criteria. The basic criteria are:

One of the main applicants has to be a Singaporean and the spouse/family member making up the family nucleus has to be Singaporean/Singapore PR.

The household income of the family must not exceed SGD 14,000 per month.

The applicants must not have purchased a new BTO/EC twice.

2nd-Timer Buyer

If you are a 2nd-time buyer, meaning you have earlier purchase a BTO or New Executive Condominiums, you will be subjected to resale levy for Executive Condominium whose land sales were launched on or after 9 December 2013. Despite having a resale levy imposed on a 2nd-time buyer, ECs remain attractive to 2nd-time buyer due to:

Significantly lower price than comparable private residential development during launch and

Comparable resale value with its neighboring comparable private residential development – translating a better capital gain in future if buyers consider selling.
