The Johnson Cotton residence is a 3000 sf whole-house renovation project. The original home was 1927 brick bungalow, typical of the historic Washington Park neighborhood in which it resides. The original plan was to pop the top of the single story home, and excavate another 1'-6" down to allow for a comfortable 8'-0" head height in the existing basement.

Much to our dismay, the Denver Zoning code made the permit process even more difficult than an average project in plan check during a global pandemic. Although the house was built in the 1920's, it is situated within the side yard setback, which made it nearly impossible to continue our initial concept. After much debate on whether we could be granted a variance, we were directed to demolish the existing house, and relocate the new build 2'-0" to the south.

The new design is nearly identical to the renovation. We kept the same exterior dimensions, although gaining some square footage inside the home. Now we can build brick veneer walls over a concrete foundation, instead of furring-in the existing double and triple wythe masonry. We chose to use reclaimed bricks, to reuse what was left of the existing character.

The new build is currently under construction, set to complete Spring of 2021.
