(Holly Springs, N.C. and Indianapolis, Ind. –Oct. 5, 2016) The first collaboration between Duke Realty and UNC REX Healthcare brought convenient, high-quality healthcare services to the citizens of Holly Springs and southern Wake County, N.C., in the form of a two-story, 30,370-square-foot medical office building (MOB) that opened in December 2011. Now the Indianapolis-based commercial real estate firm and the Raleigh, N.C.-based health system are enhancing healthcare services in the fast-growing market with a 45,000-square-foot expansion of the existing MOB.

The three-story expansion, located at 617 Avent Ferry Road on the UNC REX Healthcare of Holly Springs campus, will be attached to the existing MOB with a three-story glass atrium.

Like the current facility, Duke Realty will develop, finance, own and manage the new space, which will be 100 percent leased by UNC REX. The project, which will more than double the size of the facility, is expected to be completed in December 2017. UNC REX also plans to build a new 50-bed community hospital on the Holly Springs campus beginning next year.

The expansion is needed to meet increasing demand for new medical services in the region, driven by a fast-growing and aging population, said Tommy Williams, Vice President of Ambulatory Services for UNC REX.

“The Raleigh-Durham-Chapel Hill Region is one of the fastest-growing areas in the country, resulting in a tremendous need for new healthcare services, especially in southwestern Wake County,” said Williams. “The expansion will enable us to provide local residents with even more medical specialties as well as greater access and convenience, without the need to travel long distances for important care.”

UNC REX’s Holly Springs campus is home to REX Express Care of Holly Springs, REX Surgical Specialists, REX Vascular Specialists, REX Primary Care, REX Pediatrics, laboratory and radiology, UNC Ophthalmology, N.C. Heart & Vascular and more.

The architect for the new MOB is Raleigh office of BSA LifeStructures, and the general contractor is Brasfield & Gorrie, which is headquartered in Birmingham, Ala.
