There’s a property development boom going on in Sweden, and it’s not about to end any time soon.

In fact, Next City’s Kaj Ranen reports that by 2030 Stockholm will pass London as the fastest growing city in Western Europe. That growth will include 400,000-plus new homes in the Swedish capital, which is notoriously conservative about letting its urban area sprawl.

Investors are seeing some more than healthy returns, with the highest house price increases in 2014 at a whopping 33.08%, according to the Global Property Guide. International property developers are also aware of Sweden’s position as the most liquid commercial property market in Europe, a position it has held for a decade.

Nicklas Tollesson at Nordic Property News cites recent research from Nordic property investment advisor Leimdörfer, which found that “Sweden was the most liquid market with an average annual 6.3% turnover of stock followed by the UK with 5.8%.”

Founder of and strategic consultant at Aktiebolaget Skåningegården, a company that develops commercial properties in Stockholm, Jan Gösbeck is a business developer working with property and urban properties. Andreas Wallström

The chief analyst at Nordea Markets, economist Andreas Wallström focuses mainly on the Swedish economy and the Riksbank. Wallström was previously an economist with the Swedish Ministry of Finance for seven years and the European Commission for three.

Goodman Group

A global property expert in logistics and business space, Goodman Group owns, develops and manages industrial property in 16 countries, including Sweden. The company buys for the long term, with a view to providing quality returns for investors. Their listed and unlisted property funds offer investors access to the Goodman Group’s specialist services and property assets.

CBRE

For the fourth year in a row, CBRE Group, Inc. was named the top global real estate advisory firm in the 2015 Euromoney Real Estate Awards. Focusing on the long-term and increasing profitability, the 250-member CBRE team in Sweden manages properties for its clients.

Newsec

Newsec has 600 employees in 20 offices located throughout Sweden. Founded in 1994, it has an exclusive partnership with BNP Paribas Real Estate. This allows the commercial property firm to manage more properties than it might otherwise, as well as to carry out more valuations, rentals and transactions.

NCC

This multinational developer is one of the biggest construction and property development companies in the Nordic region, with property interests in Scandinavia, the rest of Northern Europe and Eastern Europe. In total, NCC has some 18,000 employees, with sales of SEK 57 billion in 2014.

Baker & McKenzie in Sweden

Specializing in commercial real estate, this global law firm advises on all issues in real property law in Sweden and has extensive experience in building projects and construction. From the initial purchase and financing, through zoning and development issues, to sales and leasebacks, the lawyers at Baker & McKenzie cover all ground. Clients include both Swedish and foreign real estate companies and other enterprises as well as investment companies and banks.

Komfast AB

With offices in Stockholm and Malmö, this commercial real estate company assists businesses in finding premises for their operations and securing tenants for property owners. Founded in 1990, the Stockholm team includes real estate agents Sophie Palmertz, Filip Personne, Emma Axelsson and Komfast owner Nils Palmertz, who also operates out of the Malmö office together with Jenny Wohlfart.

Fastighetsbyrån

This Swedish real estate brokerage chain has 250 offices and approximately 1,500 employees across the country and in parts of Spain, taking part in about a fifth of Sweden’s total housing-related transactions, including new construction. Lars-Erik Nykvist is CEO of Fastighetsbyrån, which is headquartered in Stockholm. The company gives back to the community by supporting two charities working to alleviate homelessness: the City Mission Center and Klaragården.

Pangea Property Partners

This company is composed of two successful consulting firms that had worked together on one of Sweden’s largest real estate transactions ever (the 2008 sale of half of Kungsleden’s public properties). Joining their expertise in real estate transactions and property-related corporate finance, the two companies started Pangea Property Partners in 2009, with offices in Stockholm and Oslo, Norway. While the Nordic and Baltic regions are their home, their customers are located around the world.

RA Group

Real Advisor Group is made up of two consulting companies, specializing in real estate transactions and corporate sales reconstructions. Acting as a consultant in international real estate transactions, clients include Nordic industrial corporations with real estate holdings outside their respective domiciles. Real Advisor performs pre-studies, strategic analysis, project evaluations, restructuring of property portfolios and feasibility studies in connection with transactions and other business real estate development issues.



Baker Tilly Sweden

With 60 offices across Sweden, Baker Tilly is a global organization with a local presence, and can serve whatever accounting and tax needs you might have. The accounting firm and experienced tax experts can advise as to new laws and changes in case law in Sweden that might affect you and your company in terms of profitability, whether with regard to your company or personal finances.

Deloitte Sweden

Magnus Johnsson is head of the tax department at PwC Sweden, and is supported by a large team of tax professionals with specialisations in law, accounting and economics. Andreas Carlsson is responsible for advising Swedish and multinational groups on international tax matters.

Rödl & Partner

Established in 1977 in Germany, Rödl & Partner is a multidisciplinary auditing and consulting organization that provides services in auditing, business law, accounting and tax. It now has offices in 46 countries, including Sweden. Their clients include German companies investmenting in Nordic concerns such as Swedish entrepreneurs and venture capital firms.

BDO Sweden
