Think of the basic needs
Put yourself in the shoes of someone renting a property for the hot months —what would be worth five stars?
First, think of the basic needs—cutlery, toiletries, beach towels, bed sheets, appliances—and how you will go about supplying them. If you rent short term, you might want to provide some of these as short term tourists wouldn’t really have time to buy most of the basic things themselves, nor will they have space to bring their own in luggage. If the property is rented long-term, you might not have to worry too much about it, because the guests will more likely want to get themselves comfortable, their own way.
Give some helpful information about Malta
On that note, it would very helpful to provide a small map of the area, with directions towards amenities, but especially destinations for swimming, night-life and places of historical interest, as well as public transport and alternatives like cabs and car rental.
Furthermore, you might want to add in little tips for your guests about summery dangers, like scorching sun and adequate UV protection, how to pick beaches and how to be safe when swimming.
The 3 must-have appliances
What appliances are a must in summer season? You will definitely these three musts: a reliable washing machine, a cooling system and a refrigerator-freezer. Maltese summers need a lot of cooling off, so a cooling system is a must whether it be an air-conditioning system or simply a fan in every room. Additionally, clothes need to be washed more frequently, so a reliable washing machine needs to be in place. Along with these is it important to have a good refrigerator and freezer—apart from wanting to keep things cool, foods in summer go to waste much quicker.
Think of maintenance
Don’t forget that you’re responsible for anything that breaks down on your property, so it is good to take precautions to minimise damages, costs and time. Establish house rules: trash pick-up schedules, appliance usage, no smoking, no pets in swimming pool, etc.—whatever applies to your property. If you have outdoor areas that will definitely be use more frequently in the summer season, make sure they are safe and think of any restrictions you would put for the safety of your guests and your property’s.
It is important to safeguard yourself against damages, too. So if you think you guests will shower a lot (as happens in summer), you might want to put in hair filters in your showers and basins; if you think your guests will break or misuse some valuable objects, remove or replace them. It is better to be safe than sorry—disputes get bad reviews!
