Vancouver(west side) real estate prices continue to plod along in September, which saw seven house sales over $5M and an average sale price of $2,478,000 down a bit from August and 10% higher than a year ago. Cheapest sales was $920,000 for a Kits house on a short lot.

Vancouver townhomes jumped to $1,192,000 due to a couple of sales over $4M in Shaughnessy.

Vancouver condos also continue to plod along , with a slightly softer average sale price in September, down to $582,000 and four sales over $3M.

How Are Vancouver Property Sales?

Vancouver property sales bottomed in December 2012 at 236, then peaked in May at 657 and sit at 553 in September, up from 518 in August.  Days on market was 47, with sellers moving an average of 4% off list price. Sales to active ratio steady at 19%, up from 9 in Sept’12.  

Vancouver Real Estate Listings continue to drop, now down to 2900 and 20% less than a year ago.

Which is the Best Selling Price Range for Vancouver Homes?

No change in the stats from last month. YTD houses in the $1.5M-$1.6M are the most popular. For townhomes its the $600,000-$700,000 and for condos $300,000-$400,000.
