Clearance Requirements

Our client in this case, a professional landlord, instructed us to clear a semi-detached, four bedroom house that had been rented to a succession of tenants, but which he now wanted to sell. The house, on a quiet suburban street in Erith, had been let fully furnished but unlike many rental properties the furniture was of a high standard, including some genuine antique pieces.

There had been a problem with damp in one of the ground floor rooms so the client asked us to strip the carpets out of that room and remove other water-damaged items. Carpets were to be left in place elsewhere, but he wanted them professionally cleaned.

Clearance Overview

We arrived on the site at 8 am where we met the client and made a quick appraisal of the property. He then left us to the job after arranging to return at 7 pm, when we estimated the clearance would be completed.

We started with the damp ground-floor room, and the client had been right about the water damage. There were some good items of furniture including a sofa and two chairs that had been more or less ruined by the damp, so these could not be reused. We took up the carpets and delivered those along with the damaged furniture direct to the local recycling waste facility in Erith.

We then moved the rest of the furniture. The antique items were to be delivered to the client’s home nearby, while the other furniture was going to be taken to local charity shops in Erith.

Once all the furniture was gone, we vacuumed the carpets and gave the whole property a thorough clean.

Disposal of Contents

Lots of newspapers and magazines had accumulated over the years so we sent these off to be recycled, along with plastic and metal items we came across. The cutlery and crockery was fit to be reused but of little secondhand value, so we donated what we could to a local charity store in Erith as well.

Client Comments

The client was more than happy with our work. Once some remedial work had been done on the damp room, the property would now be ready to go on the market. He got in contact a couple of months later with some more work for us in Kent.
