The writer conveniently ignores the role of local authorities in planning - Dublin 8 is within DCC who have applied very low housing density standards even to the brownfield docklands (are there any other large undeveloped sites within the DCC area?); and are even more particular about density in other areas. Not forgetting the scandal of reducing LPT at a time of "homelessness crisis" - sorry but DCC Councillors don't give a fuck about the housing crisis and putting the blame exclusively on Central Government is a lazy cop out. Putting the burden of providing social housing on new developments/developers is a tax on those entering the market and should be patently obvious but is always ignored by handwringing letter writers to the Times.
By all means tax undeveloped zoned land - but LAs have to step up too
