A Message From the CEO

Hi Folks,

I hope everyone is enjoying the wind down to summer, what a glorious summer it was!!!

This edition of the eNews is for both months of July and August. I want take a moment to again recognized our Top Teammates in both months for a job exceptionally well done!

As you are experiencing, the market is brisk by almost any recent standard.  Company wide we are 14% ahead of last year, Congrats!  Your customer satisfaction ratings are in the 98% complete satisfaction range, congrats again! This market, like all other cycles has its own signature. Inventories are the tightest since 2006 and the transnational  fall thru rate is also the highest in recent memory; 20% for our company and 33% nationally according to NAR. Typically, tight inventories would suppress the fall thru rates with buyers in fear of losing out on a scare supply of homes to pick from, not in this market. Why? The economy has not built enough strength to support a truly robust housing recovery.  Interest rates are still low, inflation non-existent and appreciate rates are still anemic in most markets. In short,  buyers will stretch but only so far as recent memory of the last down turn will allow and the lack of wage and job growth keeps consumers very cautious with less discretionary income.

Low inventory will be the new normal for the foreseeable future. Housing demand will continue to increase with new family formations, an improving economy and higher rents that make mortgage payments reasonable by comparison. Adding to these market dynamics is that new single family home construction is still at record lows levels which will continue to put pressure on the existing stock of single family homes.

Is this good or bad? Neither, I would say manageable and sustainable. I don’t see the market getting out of control anytime soon and overheating, so there should be sustainable conditions for some time to come.

How to make these market conditions work for you? Yes, you guessed it, build your listing inventory. It always works, regardless of the market!

Renovation loans can solve so many problems, like curing home inspection issues, improve your listing power by opening up financing options to properties typically purchased with cash only, selling the vision or the dream of a distressed property, allowing sellers to list today rather than waiting until they repair their home and turning renters into homeowners. Real Estate Blogging: Is It for You?

There are two conflicting views about blogging. The first is that it’s a relatively easy and inexpensive way to build business and increase sales. The second is that it requires more time, talent, ingenuity and commitment than busy professionals can spare.  Both viewpoints are valid. So how do you determine whether real estate blogging is for you?

Successful blogging – creating a collection of posts, viewable at one domain by anyone who wants to read them – does take time. It requires frequent updates, responding to comments, reading and commenting on other blogs, and savvy promotion to draw traffic to your site. But if you like to write, are passionate about your topic, and are not afraid of criticism or technology, blogging can do wonders to establish you as a local expert – and the likelihood is that readers of your blog will become clients and/or refer others who will. In most cases, you do not get paid for blogging. The idea is to create content that will, over time, help you to increase your sphere of influence and your sales. For inspiration, many agents begin the process by reading popular online real estate blogs and publications providing local and national topics of interest to consumers. In addition to articles on buying or selling a home they research relevant issues like decorating, maintenance, the state of the market, or increasing the value of property.

If you are serious about creating a blog, there are many options for choosing a blogging platform. One of the most popular is WordPress.com, which lets you get started on its domain for free and offers tips on Search Engine Optimization (SEO), so that your blog stands a better chance of showing up on the first or second page of search results on Google or other search engines. On Bluehost.com, a hosting platform for WordPress, or on other hosting platforms, you can buy your own domain for a small fee, so that readers can find your blog at MaryJonesOnRealty.com instead of

MaryJonesOnRealty.Wordpress.com. Hosting platforms like these charge small fees for membership services and important security protections. Most of these sites are easy to navigate and can help even a novice blogger get started quickly and easily. Type ‘blogging’ into any search engine to find plenty of advice and resources – which brings us back to SEO, a vital component to ensuring your blog will reach as many readers as possible.

The fact is, you can create the best real estate blog around, but it’s useless if people can’t find it – and while you can turn up plenty of tips on the subject online, learning your way around SEO can be a long and tedious process. Being a whiz on social media can help, so be prepared to put your creativity to the test.

A Real-Life Scenario Involving a Boat Accident

Incident: An insured was operating a ski boat on a lake with two passengers. As the insured turned the boat, a strong gust of wind blew an inner tube out of the boat. A rope connected to the inner tube caught one of the passengers around the leg, launching him out of the boat and onto the dock. The passenger sustained substantial injuries to his knee and hip and was totally disabled for six weeks, leading to a business income loss.

Outcome: The primary insurance company tendered its full policy limit, which was $500,000 short of the total claim amount. The Personal Umbrella Policy covered the remaining amount. Without the personal umbrella policy, the insured would have had to pay the $500,000 out of pocket.
