Venkatramana Raju, CEO, Four Clover, is an alumni of IIM Bangalore, batch of ‘95. Venkat operates as the CEO, based out of Bengaluru. He is the visionary who started this company to bridge the gap between buyer and seller.

Prior to CloverMark, Mr. Venkatramana Raju had worked in places like Mithras Advisors, Air Deccan, Lowe Lintas.

Give us a brief overview of the lifestyle property market.  Which are the segments you cater to?

The realty market may look saturated, but luxury real estate is getting into a new era. The India real estate market for luxury projects in India is seeing a phenomenal increase in demand during the last few years especially in Mumbai, Bangalore and South Delhi.

The economic sentiment in India is turning optimistic for the near future. People are looking at using their increasing disposable income in investments into lifestyle products, including luxury homes.

Also, with India & Indians get seamlessly integrated with the developed nations, there is an increasing awareness & desire for incorporating evolved elements of Living & Lifestyle into one’s life.CloverMark believes in giving a Lifestyle along with the Home.

We are a customer-friendly organization that offers end-to-end property advisory & transaction services to buyers, right from deciding whether to buy till the time of post purchase keys being handed over.  Our range & depth of services is unique in India.

Our expertise also includes the transaction of land parcels for developers/corporate/end buyers,  thematic plotted development, residential and commercial land parcels and real estate portfolio management for HNIs.

Explain to us your business model

CloverMark works with over 50 Developers in Bengaluru & Mumbai. These are on a generic basis where CloverMark will recommend these properties to Customers based on a various parameters.

CloverMark works with a few Developers for executing sales & marketing services on an exclusive basis for their projects. The exclusivity could be project based, time based or geographic markets based.

CloverMark works with a very select set of Developers for providing end to end planning, advisory & execution services for Property Development. This exclusivity is project based.

Which are the cities that you offer your services?

As of now, we cater in two real estate major markets, i.e. Bengaluru and to an extent Mumbai.

What is the outlook for the coming years?

CloverMark will have 3 core areas of Real Estate Business now and in the future.

In the next 2-3 years, CloverMark will expand into the Mumbai and NCR markets, with offices & stores.

With banks and NBFCs aggressively pitching their loans, what is your strategy to get customers.

CloverMark has always believed in finding and providing the best product or service for the Customer. We will follow the same principle with CloverMark Capital Plus.

Only the best fit home loan provide will be recommended to our customers. Alternatively, we will work with Financials Institutions to create custom products for our Customers.

How much of your business is conducted online?

Currently, we are present in the brick and mortar model. We also have a web presence through our website – www.clovermark.in and our social media presence.

Soon we will introduce a hybrid model for CloverMark Capital Plus also, where Customers & Financials Institutions can interact with us and each other through an online, mobile and brick and mortar interface.

What has been the experience of such products internationally?

Internationally and nationally, the increasing trend is towards highly specialized service providers who take up one part of a service delivery value chain and deliver world class service in that part.

This makes the value chain stronger and faster. This is true in multiple industries, including the financial services & real estate industries.

We have introduced CloverMark Capital-Plus – The Home Loan Experts very recently. It will be too early to evaluate the experience.

However, we are expecting an overwhelming response from the customers as it is a completely hassle free and speedy resolution of their home loan needs, all under one roof.

How many Banks & NBFCs have you tied up with for the same.

We have tied up with Tata Capital,  Deutsche Bank, Bajaj FinServ, IDBI and Standard Chartered. There are few more  leading banks and financial institutions in the pipeline.

You have said you work with financial institutions to ensure that the selected loan is processed fast. Do you receive a fee from the banks?

The primary reason of starting CloverMark Capital Plus was to address the various pain points of customers in easily accessing hassle free home loans.

We also wanted to assist the banks in streamlining the documentation process to speeding the home loan disbursal.

That is the main aim of this service. In lieu of this, the banks do share a small fee for the services we render to both the customers and to the banks.

What are the opportunities and challenges in this business?

Real Estate and Home Buying is a sunrise industry in India. Whilst it has always been around, the increasing sophistication, professionalism and wide variety of choice is increasingly making real estate an exciting industry to operate in.

The increasing dis-aggregation of service providers in various parts of the real estate value chain, coupled with fluctuating macroeconomic  indicators makes this a challenging business too.
