According to Insite (Apr-Jun 2015) report, East Zone in Bangalore has the maximum supply of premium properties worth Rs 2 crore and above.

Established localities of East Bangalore such as Marathahalli, Indira Nagar, KR Puram, Old Airport Road, Old Madras Road and Whitefield are offering lavish apartments and villas with a price tag of anything between Rs 2 and Rs 13 crore.



Equipped with all kind of luxury amenities, these properties are targeted at high-end homebuyers from within and outside the city and at times from overseas too.

A desirable pin code is the major reason behind the price tag of these properties. All these areas have well planned layouts, presence of all basic facilities and a neighbourhood having presence of the rich and famous of the city.

Hence, there is no surprise that majority of these properties are being bought by Non Resident Indians (NRIs), High Net worth Individuals (HNIs), CEOs and businessmen.

A lot of multi-storey apartment projects in these areas are offered by reputed developers in the city that are redefining the luxury segment.

From launching theme based projects to tying up with major interior designing and architecture firms, these builders are living no stone unturned to surpass the luxury benchmark.

Developers such as Prestige Group, Brigade, Sobha Ltd, Mantri Developers, Purvankara, Salarpuria Sattva and Sterling, among others, have projects in East Bangalore catering to those looking not for an investment but for ultra-luxurious lifestyle.

Then there are independent houses and villas spread over large areas that fall within this budget. Not many amenities come along with these independent houses.

The only reason they are expensive is the locale and their area. Take for instance, the few 5BHK independent houses available in the Defence Colony of Indira Nagar at a price of about Rs 13 crore.

Size of these properties range from 3500-5000 sq ft, while the amenities includes water storage, power back-up, Vastu compliance, rain water harvesting, private garden and terrace.

Marathahalli and Whitefield are relatively younger than Indira Nagar, KR Puram and areas around Old Airport Road and Old Madras Road in the cycle of development.

Both the localities have good presence of multi-storey apartments. One can find 3, 4 and 5BHK flats here measuring around 3000-5000 sq ft. Nearly half of the properties in both Marathahalli and Whitefield are under-construction.

You need not worry about social infrastructure if you are buying properties in any of these localities. These localities are equipped with international schools, hospitals, shopping malls, restaurants, banks and other recreational zones.
