Riverwood Retirement Management to Expand John Knox Village of Central Florida CCRC

Orange City, Fla.-based Riverwood Retirement Management, Inc. will break ground in the next few weeks on an expansion project at John Knox Village of Central Florida, a continuing care retirement community (CCRC) in Orange City.

The $12 million expansion will be built on 17.5 acres of tree-lined property contiguous to the senior living community, and construction will begin in the next few weeks. Riverwood Retirement Managament expects the first resident to move in by fall of 2016.

To meet increased demand, 40 new duplex villas will be added to the community, which will provide seniors with independent lifestyle living.

These new “Holly” villas will feature 12-foot coffered and tray ceilings throughout the residences, crown molding, French doors, a Roman shower, an open floor plan and unique custom options like a wet bar and various paint options and window treatments.

These new three-bedroom, two-bath 1,900-square-foot; and two-bedroom, two-bath 1,700-square-foot villas will be located on the northeast corner of the John Knox Village campus.

Anthem Memory Care Bringing New Community to Murrieta, Calif.

Anthem Memory Care recently broke ground on a $12.6 million community in Murrieta, Calif., that it expects to open in the summer of 2016.

Developed and operated by Anthem, Vineyard Place is a 38,000-square-foot one-story community that will offer 66 suite accommodations, with a selection of private rooms with private bath; private with shared bath; and shared with shared bath.

Each units includes smart technology that helps care staff monitor, understand and respond to individual resident needs while respecting dignity and privacy, Anthem stated in a press release.

The building’s figure-eight design integrates residents into daily community life, creating a natural flow of people and events through its two loops.

Two large satellite kitchens with bar-syle counters will encourage residents to get involved in food preparation and serve as a social gathering area.

Other features include two-story vaulted ceilings with clerestory windows placed over main gathering areas that will bring the community an abundance of natural light. A secure outdoor courtyard will feature a circular walking path, a putting green, a bocce ball court and raised garden beds accessible to those in wheelchairs.

Working with Anthem on Vineyard Place are CM Consulting; Markham Development Management Group; CBTwo Architects; Consolidated Contracting; and LTC Properties (NYSE: LTC), which is providing financing for the project.

American House, REDICO Break Ground on Phase III of Fla. Project

American House Senior Living Communities and national development and investment company REDICO last week announced they have broken ground on the third—and final—phase of their Bonita Springs community in Fla.

Located on 26 acres at 11400 Longfellow Lane, the neighborhood of senior apartment homes is part of American House Bonita Springs.

Phase three of the project is a three-story building scheduled for opening in the fall of 2016.

The community features 88 independent one- and two-bedroom private apartment homes, in addition to two-bedroom apartments with a den. This construction phase also includes an elegant dining room, as well as a more casual bistro.

Other amenities include an outdoor swimming pool with lounge areas; a putting green; exercise room with cardiovascular and resistance weight machines; concierge service; beauty salon with spa and massage room; laundry service; community rooms for group activities and family gatherings; and covered parking.

A large veranda at the community offers seating for outdoor dining, with a kitchen/grill and other areas for residents to enjoy the outdoors with families and guests.

The second phase of the project, which opened in spring 2015, featured a 40-bed memory care building and a three-story building consisting of 68 assisted living and 22 independent apartment homes.

ARCO Construction, ClearPath Senior Holdings Building $7.2 Million Project in Mo.

St. Louis-based ARCO Construction Co. and ClearPath Senior Holdings, LLC, announced this week the development of a new $7.2 million assisted living and memory care community in Monett, Mo.

Oak Pointe of Monett will be located at 1011 Old Airport Road and is one of three senior living communities currently being built by ClearPath and ARCO in southwest Missouri—and the companies’ sixth in the state.

ARCO began construction in July 2015 on the 37,000-square-foot community. A groundbreaking ceremony was held on October 6 to officially commemorate the start of construction.

Upon completion in the summer of 2016, the single-story community will have a total of 46 apartments, of which 33 will be dedicated to assisted living and 13 for memory care.

The community will offer a mix of studio, one- and two-bedroom apartments and will provide an amenity-based experience with an array of services customized for both assisted living and memory care residents.

Apartments will include kitchenettes and ample closet space, along with individual climate control. Meanwhile, amenities include a wellness center with space for physician visits and therapy services; courtyard and garden areas; a crafts and hobby room; a full-service beauty and barber salon; and free resident and guest parking.

A unique feature at Oak Pointe of Monett will be a dedicated storm shelter for residents and staff designed to withstand a 200-mile per hour wind, ARCO and ClearPath said in a press release.

Partnering with ARCO on the construction of Oak Pointe is GMA Architects; Anderson Engineering (civil engineering); and KPFF (structural engineering).

Earlier this summer, ClearPath and ARCO broke ground on similar project to that of Oak Pointe in the Missouri towns of Neosho and Carthage.

The LaSalle Group Breaks Ground on Third Austin-Area Memory Care Community

Irving, Texas-based The LaSalle Group has broken ground on its third Austin-area memory care community in Texas this month, the company announced this week.

Autumn Leaves of South Austin is a 36,296-square-foot memory care community that will provide specialized care to 54 residents living with Alzheimer’s and other forms of dementia.

Situated on approximately three acres, the community will feature an innovative building design and cutting-egde technology to create a safe, calm and enjoyable environment for residents.

Meanwhile, the community’s life engagement program will fulfill residents’ needs for artistic expression, physical activity, spiritual support, community connections, continuing education and leisure.

Located at 5200 Davis Lane, Autumn Leaves of South Austin is slated to open in late 2016.

The LaSalle Group has more than 40 senior living communities in seven states and has plans to add two more communities before year’s end, including a second San Antonio location as well as other potential locations in Texas.

Ryan Companies, SilverCrest Properties Open $29 Million Community in Minn.

On October 3, Ryan Companies US, Inc. and SilverCrest Properties, LLC hosted a ceremonial ribbon cutting to celebrate the completion and opening of SilverCreek on Main in Maple Grove, Minn.

The $29 million project is situated on nine acres at Weaver Lake Road and Main Street, where it encompasses 275,000-square-feet and accommodates 195 units of independent living, assisted living and memory care.

A unique feature of SilverCreek on Main is its wellness center, which includes a state-of-the-art fitness stations by TechnoGym specifically designed for older adults; the HyrdoWorx 1200 aquatic therapy pool; a warm water multi-purpose pool for lap swimming and water aerobics; and on-site staff who will develop individualized fitness programs designed to help each resident achieve their personal fitness goals and maintain their independent.

Additional amenities include luxury apartments, an elegant dining room, theater, chapel, card room, salon with barber shop, bistro, general store, library and a club room for social gatherings and happy hour.

Over 50% of the apartments at SilverCreek are pre-leased and 103 apartments occupied within eight weeks of opening, said Michael Gould, president of SilverCreek Properties, in a written statement.

SilverCreek on Main is SilverCrest’s sixth senior community in the Twin Cities.

Morning Pointe Senior Living Finishes $25 Million Memory Care Construction

Independent Healthcare Properties (IHP) and Morning Pointe Senior Living recently completed construction of the first phase of a $25 million senior campus in Central Kentucky.

Morning Pointe of Louisville is located at 4711 South Hurstbourne Parkway near Watterson Trail, providing seniors in the greater Louisville area with assisted living and memory care services.

Situated on nine acres, the new community is a craftsman style building with 53 spacious apartments. An additional 20 apartments are located in The Lantern, a secure dedicated wing specially designed for residents living with Alzheimer’s and other forms of memory loss.

Amenities include fine dining areas, life enrichment programs along with professional health and wellness services.

This two phase development project will also provide 44 apartments in a freestanding Alzheimer’s Center of Excellence—the completion of which is expected in 2017-2018.

Maplewood Senior Living Completes Construction in Weston, Mass.

With the help of Needham, Mass.-based Nauset Construction, Maplewood Senior Living has recently completed the construction of a memory care community in Weston, Mass., reports the local Weston Patch.

The construction project involved repositioning 13 assisted living units at Maplewood at Weston into memory care units on the building’s first floor.

In converting the units, Nauset executed “selective demolition” of the existing apartments to accommodate a “sophisticated palate of new finishes,” according to Patch.

The Architectural Team of Chelsea, Mass. was responsible for the design of the new memory care neighborhood, which also included the construction of a community kitchen and multiple common spaces meant to provide a welcoming and easy to navigate environment for both residents and visitors.

Bloom Senior Living Opens Assisted Living Community in Bossier City, La.

Family-owned and operated company Bloom Senior Living announced this week that its Bossier City, La. community, dubbed Bloom at Bossier, has received its assisted living license from the State of Louisiana Department of Health and Hospitals.

Formerly Glenview Gardens, Bloom at Bossier will now be able to offer its residents assisted living in addition to independent living and “independent living plus” services.

As part of its process, Bloom committed “extensive resources” towards converting a portion of the community’s independent living building to assisted living.

The conversion is just another step in furthering Bloom’s mission to become the provider of choice in Bossier City/Shreveport, which began when the company acquired the former Glenview Gardens property in August 2014.
