O’Reilly Development Plans Two Senior Living Projects for Mo.

Springfield, Mo.-based O’Reilly Development Company is planning two new senior living projects: an $18.4 million development in Nixa, Mo., and a $35.8 million development in St. Charles, Mo., reports Springfield News-Leader.

Construction is expected to begin on both projects later this year.

The Nixa project will be called The Castlewood Senior Living, and is expected to be completed in early 2017.

In St. Charles, The Boulevard Senior Living is slated to also be completed later in 2017.

REDICO-Balfour Senior Living Joint Venture to Develop Project in Ann Arbor, Mich.

Boulder County, Colo.-based Balfour Senior Living and Southfield, Mich.-based REDICO will jointly develop a six-acre site on Main Street in Ann Arbor for a new senior living community.

Slated for occupancy in 2017, the joint venture partners say the community will embody a “Michigan Modern Farmhouse” themed campus, which will draw from the “local rural architectural vernacular.”

The new community will feature approximately 160 rental units of independent and assisted living apartments and cottages, as well as a small memory care component.

Amenities include an indoor saltwater pool, state-of-the-art fitness center, farm-to-table dining, spa and beauty care, and chauffeured transportation services.

Birmingham, Mich.-based architect Victor Saroki of Saroki Architects has been retained to design the new campus, which will feature large common areas for educational, political, university and community events, a hallmark of the Balfour brand.

Balfour acquired the Ann Arbor development site in 2013. A purchase price was not disclosed. Once the project is complete, Balfour will operate the facility.

Phoenix Senior Living Breaks Ground on $17 Million Ga. Project

Phoenix Senior Living broke ground mid-September on their newest senior living community, Phoenix at Milton.

This $17 million construction project located in Milton, Ga., will bring 250 jobs to the area, and when completed, will employ 85 personnel.

Phoenix at Milton will have 85 apartments—67 for traditional assisted living and 19 for those needing memory care in a secured neighborhood designed specifically to care for seniors.

Floor plans include studios, one- and two-bedroom apartments with a variety of indoor spaces, including a fully-equipped physical therapy and exercise took, a bistro, piano lounge, full-service salon, pub, library and computer room.

A large community room will also host performing arts events and guest lecturers as well as a Cafe that will host cooking demonstrations and classes for residents, their families and the local community.

The project’s architects and interior designers are creating an interior design that leverages natural lighting and common area space with easy access to outdoor patios and courtyards. Exterior amenities also include a paved walking path around the building with resting stops along the way.

Walsh Construction, Senior Lifestyle Corp. Break Ground in Chicago Suburb

Chicago-based Senior Lifestyle Corp. and Walsh Construction broke ground August 5 on The Sheridan of Elgin, a new senior living community in Elgin, Ill., a suburb 35 miles northwest of Chicago.

Developed with design partner NORR, The Sheridan of Elgin consists of 90,000-square-feet of living space broken out into 96 total units of assisted living and memory care.

Amenities include a fitness center, art studio, internet library, multi-purpose room, theater, card room, commercial kitchen, dining and private dining areas, beauty salon, physical therapy room, living rooms, landscaped exterior courtyards and two rooftop deck patios.

The Sheridan of Elgin marks the 11th project partnership between Walsh and Senior Lifestyle over the past 15 years.

The Congress Companies Break Ground in Mass. for Renovation Project

Peabody, Mass.-based The Congress Companies last week hosted a ceremonial groundbreaking event  to mark the beginning of renovations for Greenfield Acres in Greenfield, Mass.

Owned and managed by The Congress Companies, the 94-unit complex is undergoing extensive upgrades that include installation of energy-efficient boilers, new thermostatic controls and windows, doors, roofing, insulation and elevators.

Renovations will also include architectural enhancements throughout the community for springily system upgrades, electrical improvements and improved handicap accessibility. Multiple units will also be converted to fully accessible dwellings as part of the community-wide renovations.

The project is being funded by a multifamily preservation loan through a federal and state partnership with MassHousing that provides lower interest rates to owners of rental housing with affordability agreements.

Current residents of Greenfield Acres will not be displaced during the renovation project, which is scheduled for completion in February 2016.

Wellbrook Senior Living Starts Work on Colo. Post-Acute Care Facility

El Segundo, Calif.-based Wellbrook Senior Living announced this week that it has started construction on a new transitional rehabilitation facility in Grand Junction, Colo.

The company also announced that it has secured final financing for the project from CNL Healthcare Properties, a real estate investment trust (REIT) based in Orlando, Fla.

The commitment to the project will allow Wellbrook to design, construct and operate this state-of-the-art transitional rehab facility, said Mark Wimer, Wellbrook’s chief operations officer.

This project will provide 50 private rehabilitation suites for patients and will create nearly 100 new jobs in Grand Junction, Wellbrook stated in a release.

Embree Healthcare Group is providing the development for the new facility, which Wimer anticipates will admit its first guest in the second half of 2016.

Uncommon Care, studioSIX5 Team on Memory Care Expansion Projects

Austin, Texas-based Uncommon Care and senior living interior design firm studioSIX5 are teaming up on a series of memory care projects across Texas.

Uncommon Care created Bader House in San Antonio with a vision for an updated look that was still grounded in residential ambiance. To help them fulfill their vision and create a new interior landscape for their communities, the company contacted studioSIX5.

Instead of looking like a traditional nursing home, the Bader House community resembles a typical “Texas Hill Country” home inside and out, with furnishings, flooring and lighting designed to create a more personalized experience.

Flooring design was custom-created to define areas within the community without creating any visual disruptions. Doors to staff areas where caregivers prepare medication or store supplies were painted to match the adjacent walls so they would not be recognizable as entries for residents.

Local imagery and landmarks were also sourced in the interior design to aid in creating a calming, non-agitating environment for residents.

Resident experience was also considered in many unique ways. Outside the kitchen, for example, is a custom-designed furniture piece with a window area where residents are encouraged to gather and watch the dining team prepare meals. Food-themed décor and display shelving was also used to add other home-like touches to the kitchen.

studioSIX5 recently completed work on Bader House, which opened several months ago, and has already stated on creative concepts for the next project with Uncommon Care in Plano, Texas.

The Plano project will break ground shortly and is estimated to open in the spring of 2016.

Both the Bader House and Plano projects represent approximately $8 million each in investments, a spokesperson from Uncommon Care confirmed to SHN.

Perkins Eastman Celebrates Groundbreaking of Green House Home Memory Care

Last week, team members from the Chicago office of international design and architecture firm Perkins Eastman joined Clark-Lindsey Village, a CCRC in Urbana, Ill., for the groundbreaking of the community’s new small homes specialized for dementia care that will follow the Green House model.

Each home will feature 12 private bedrooms. Situated on a 10,000-square-footprint, the new homes will feature an architectural design that transforms the physical environment to feel more home-like.

Amenities include an outdoor courtyard, a library and den areas, an open kitchen providing home-cooked meals, and more.

The introduction of this project marks the first Green House project in Champaign County. A registered trademark, Green House homes are designed to provide a personalized model of care within a real home setting, replete with an open kitchen, dining room and other common areas, setting them apart from the institutional model akin to a hospital or nursing home.

The homes are scheduled to open in late 2016.

The Perkins Eastman design team is led by Principal Jerry Walleck, AIA, and Associate Principal Ramu Ramachandran, AIA, LEED AP.

HHHunt Breaks Ground on New Memory Care Community in Va.

This week, HHHunt announced it has broken ground on Spring Arbor of Salisbury Memory Care in Midlothian, Va.—the company’s first community completely dedicated to memory care.

Scheduled to open in the fall of 2016, the 48,275-square-foot building is adjacent to Spring Arbor of Salisbury, one of HHHunt’s six existing senior living communities in the State of Virginia.

The new community will be able to accommodate 48 residents and add approximately 40 new Spring Arbor team members trained in the areas of Alzheimer’s and dementia care.

The community will emphasize resident activities, such as art and music programs and will continue its “Art from the Heart” program, which provides residents with an outlet for their own unique creativity while allowing them to enjoy meaningful communication and expression through their art.

HHHunt opened its first senior living community in North Carolina in 1992. Today, the company owns and mangoes 21 communities in Virginia, North Carolina and Maryland, with more in various stages of development.

Evangelical Good Samaritan Society to Open New Minn. Assisted Living Community

Sioux Falls, S.D.-based not-for-profit senior care provider The Evangelical Lutheran Good Samaritan Society will host a grand opening celebration October 28 for a new assisted living community in Taylor Falls, Minn.

The Lodge of Taylor Falls is nestled on three acres of woods, offering a small home-like design and warm interiors meant to create a sense of comfort for residents calling this community “home.”

Each Lodge apartment suite features a tea kitchen, living room, bedroom and bathroom with shower. Suites are Wi-Fi accessible and individually climate-controlled.

The Lodge of Taylor Falls is located at 1051 Mulberry Street in Taylor Falls, Minn.
