LTC Properties Buys Land for New Chicago-Area Memory Care Development
LTC Properties, Inc. (NYSE: LTC), a real estate investment trust (REIT) based in Westlake Village, Calif., this week acquired 3.5 acres of land in Tinley Park, Ill., a south suburb of Chicago, for approximately $700,000.
The REIT also made a development commitment to fund the construction of a 66-unit memory care community on the newly acquired land parcel in an amount not to exceed $11.2 million, LTC stated in a release.
The land parcel was added to an existing 10-year master lease with an affiliate of Anthem Memory Care.
The Tinley Park community is one of two projects under development in the Chicago metro area with Anthem. The other is a 66-unit memory care community in Burr Ridge that LTC expects to open in the fourth quarter of 2015.
Additionally, LTC and Anthem have a land parcel currently under contract in Glenview, a northern suburb of Chicago, on which development of a memory care community is scheduled to begin later this year. With the Glenview project, the number of private-pay, memory care projects with Anthem will bring the total to seven.
LTC expects the new project to open in the summer 2016.
Presbyterian Senior Living Announces $10 Million “Small House” Project
Dillsburg, Pa.-based Presbyterian Senior Living (PSL) announced last week that its Quincy Village community in Waynesboro, Pa., will develop Parker House Assisted Living, a “small house” living concept.
The $10 million project will feature a cluster of three assisted living houses for 16 residents each.
The Parker House Assisted Living will be a deinstitutionalized senior living community that aims to provide a home-like and supportive environment operated around the guiding principles of autonomy and dignity, PSL stated in a release.
The home-like configurations will feature a front hall, living room, dining room, kitchen and den. The smaller home-like design also creates shorter walking distances from bedrooms to living areas to eliminate institutional-induced wheelchair use, PSL said.
Residential finishes, large fining tables for family-style dining, fireplaces, specialized age-appropriate lighting and accessible outdoor spaces are also key to the home-like design.
As an assisted living provider, Parker House will bridge the gap between personal care and skilled nursing homes.
PSL anticipates the project to be completed late summer 2016.
Embree Healthcare Group to Develop New Trans-Care Facility in Ariz.
Georgetown, Texas-based Embree Healthcare Group was selected by Torrance, Calif.-based Welbrook Senior Living to develop a new transitional care facility in Flagstaff, Ariz.
The facility will provide patients short-term rehabilitation and skilled nursing services following discharge from local hospitals. The project will offer 50 private rooms for patients and create nearly 100 new jobs in the Flagstaff market.
Groundbreaking is scheduled for late summer of 2015, and the facility will begin accepting patients in the spring of 2016.
Front Porch’s Wesley Palms Community in Calif. to Undergo Revitalization
Wesley Palms, a Front Porch full-service retirement community located in San Diego’s Pacific Beach neighborhood, announced this week a redevelopment plan comprising a revitalization of the mid-century main building apartments and amenities.
The redevelopment also unveils the 29 new patio homes in place of existing cottages in the first two development phases.
The phased revitalization began in April with the ethos to preserve the mid-century modern aesthetic of the original construction which opened in 1962, Front Porch stated in a release.
Details of the first phases include a transformation of 26 cottages into 29 patio homes, improvements of amenities within and around the building, and enhancements of the landscape.
Upgrades will include interiors converted to enhance connectedness among residents with amenities such as a cafe, remodeled library and reading patio, business center, fitness/well-being center, chapel and the addition of a heated therapy pool.
Other upgrades include remodeled and refreshened with new windows, plumbing, electrical and HVAC, all while continuing to retain the physical structure’s iconic facade of the main building, with its signature chevron porte cochere and classic mid-century architecture.
The revitalization will introduce new single-story patio homes, highlighting an indoor-outdoor lifestyle with airy, barrier-free designs to take advantage of parkland or ocean views; generous windows and high ceilings to welcome natural light; sleek touches like mosaic glass backslashes, cathedral ceilings, clerestory windows, designer kitchens and baths and large patios.
The patio homes in Phases One and Two will be completed within the first 14 months and are slated to open for residents in the summer of 2016.
Brandywine Senior Living Plans Assisted Living Community in Md.
Brandywine Senior Living expects to begin construction next spring on a 120-suite assisted living community in Potomac, Md., reports Bethesda Magazine.
The project is slated for the site of the Potomac Tennis & Fitness Club, which Brandywine agreed to buy a few months ago. The sale, however, is contingent on Brandywine securing project approval from the Montgomery County Planning Board.
The Potomac facility would be built based on a manor house or estate home design with three stories in the front and two stories in the back, said BM.
Suites will be a mix of studio, one-bedroom and two-bedroom units with access to an indoor fitness area, beauty salon, club room and theater.
Stream Realty Partners to Develop 150-Unit Active Adult Community in San Antonio
Stream Realty Partners, a full-service national real estate investment, development and services company, recently announced plans to develop a 150-unit, active adult apartment community in San Antonio, Texas.
The age-55+ community will be located in the hear of Stone Oak, just north of the Stone Oak Parkway and Hardy Oak Boulevard intersection. The 7.5 acre property sits atop a canyon on Hardy Oak Blvd. and will consist of one- and two-bedroom condo-style apartments with views of the Hill Country.
Stream’s new community plans to take full advantage of its proximity to both the retail at the Village of Stone Oak in the expanding 281 North Corridor, as well as the Texas Highway Loop 1604 shopping centers located south of Stone Oak.
The property’s amenities will also include health and wellness centers, lush community gardens, an outdoor kitchen area, social lounges and walking trails.
Stream’s active adult living team is part of the company’s multi-family division. The group is led by Jeff Patterson, senior vice president at Stream, and comprised of a team of experienced professions providing services in multi-family, senior housing, affordable housing and student housing.
Stream expects to commence the project in early 2016.

LCB Senior Living Breaks Ground on The Residence at Salem Woods
Norwood, Mass.-based LCB Senior Living recently announced that it has broken ground on The Residence at Salem Woods, an 84-apartment independent, assisted living and memory care community in Salem, N.H.
The Residence at Salem Woods is located in a wooded area at 6 Sally Sweet’s Way within proximity to the town’s attraction and amenities. The community will host a variety of features and amenities, including an on-site gourmet restaurant, comfortable living rooms, a library, media room, recreation facilities, outdoor sitting area and walking areas, among other amenities.
Within the independent living units, residents will have their own apartment with kitchenette and bath, available laundry and cleaning services, a full activities program, building and grounds maintenance, and a host of optional services, LCB stated in a release.
Assisted living residents will also be able to benefit from all of the above features, along with assistance with activities of daily living, among other services.
The Residence at Sale Woods will also include LCB’s Reflections Memory Care services for residents with early stage Alzheimer’s disease or other memory impairments. Reflections offers a secure environment with its own common areas, walking courtyard and other amenities.
Roger B. Kennedy, Inc. Breaks Ground on $8.7 Million Tampa Senior Living Apartments
Construction manager Roger B. Kennedy, Inc. announced this week that it broke ground for Tampa’s new Haley Park Apartments, an $8.7 million senior housing facility designed by Tampa-based BDG Architects.
Developed by NVC Haley Park, Ltd., Altamonte Springs, Fla., the three-story, 80-unit project will feature a swimming pool and outdoor gathering areas with benches, a gazebo and a dog park.
Headquartered in Altamonte Springs, Fla., Roger B. Kennedy specializes in multi-family, hospitality, commercial and healthcare projects including apartments, condos, hotels, medical and office buildings, and more.
Construction is slated for completion in May 2016. The community, which will be located at 13045 N. 15th Street, will be operated by Wendover Housing Partners, LLC.
Construction Continues as Kansas CCRC Nears Completion This Year
The Westerly Residences, which is a $35 million new development that is part of Wichita Presbyterian Manor’s transformation, is expected to be completed later this year.
The Westerly Residences and Wichita Presbyterian Manor are part of Presbyterian Manors of Mid-America, Inc. (PMMA), a non-profit, faith-based organization comprised of 18 affiliated senior living communities in Kansas and Missouri. Today, PMMA serves more than 2,500 residents.
The Westerly offers residents an active, independent lifestyle complete with resort-style services and amenities. The 133,000-square-feet of living space was built with more than two tons of nails and features more than 22,000-square-yards of carpet installed throughout the community.
In addition to the estimated 2,500 gallons of paint; 1,500-square-yards of wallpaper will be used to cover the interior walls of the building, which will house amenities such as a beauty salon, indoor aquatic and wellness center, library and more.
Working on putting the finishing touches on the project are St. Louis-based general contractor Paric Construction and MKEC Engineering Consultants based in Wichita.
The Westerly is in high demand for area seniors, with only three of the 90 independent residences still available. The residences are constructed on the 13-acre campus, located off 13th Street and Zoo Boulevard in Wichita, Kan.
The first phase of construction at Wichita Presbyterian Manor has been completed and it includes 48 modern assisted living apartments, 24 assisted living memory care suites, 50 skilled nursing suites, a PATH (Post-Acute to Home) rehabilitation wing and new health care common spaces, including a main kitchen.

Bel Rae Senior Living Opens in Minn.
Bel Rae Senior Living, a new community in Mounds View, Minn., will celebrate its grand opening June 20, signaling the completion of the $14 million, 107,000-square-foot development.
Built by Nottingham Construction of Stillwater, Minn., and designed by Bloomington-based Kaas Wilson, Bel Rae Senior Living offers 98 apartments within its three-story structure—66 independent and assisted living apartments along with 32 private memory care residences.
The community features chef-prepared meals, heated underground parking, a two-story fireside lobby, move theater, cafe, salon and spa, library, private dining room, guest suite, community room, craft room, work shop and fitness center.
Outside amenities include patios and gardens, a community deck, rooftop garden and porches. Additionally, most of the community’s independent and assisted living apartments include full-size kitchens, dishwashers, walk-in closets, washers, dryers and their own private balconies.
Bel Rae Senior Living is owned and developed by Stillwater-based Hearth Development and is managed by Ebenezer Management Services. The community is the third partnership between the two companies.
