Avanti Senior Living Plans Two New Luxury Communities for La.
Avanti Senior Living, a development, operations and management company, is planning to expand into Louisiana’s Baton Rouge and Lafayette markets later this year with two new luxury assisted living communities.
In Baton Rouge, the Woodlands, Texas-based company plans to break ground on a 77,000 sq. ft., $20 million community that will provide 50 assisted living and 40 memory care suites.
The community, dubbed Avanti at Highland, will be reminiscent of the large manors of the 19th century Deep South and will feature expansive terraces. Natural light will be optimized throughout the community through the incorporation of an abundance of windows, while artwork created by local artists will bring the vibrant culture from surrounding cities into the community, adding both depth and texture to the interior design.
Avanti at Highland will be set in the midst of a luxury, master-planned community near the Louisiana Country Club and Baton Rouge’s premier shopping area, which includes The Mall of Louisiana and Perkins Rowe.
Meanwhile, Avanti at Lafayette will be a boutique-style community offering 50 assisted living and 40 memory care suites within its 77,000 sq. ft. structure.
The $15 million project will be located at the corner of Ambassador Caffery Parkway and Frem Boustany Drive, and will also offer similar 19th century style architecture at the Highland community.
Residents of Avanti at Lafayette will have access to a 58-acre shopping center that is currently being developed, a new specialty boutique and the new Our Lady of Lourdes Hospital.
Kindred, Dignity Health Form Joint Venture to Build Rehab Facility
Last week, Kindred Healthcare, Inc. (NYSE: KND) announced that it had signed into a definitive agreement with San Francisco-based Dignity Health to create a joint venture to build and operate a 50-bed inpatient rehabilitation hospital in Chandler, Ariz.
Under the joint venture agreement, Kindred will own a slight majority in the joint venture and will manage the day-to-day operations of the new hospital.
The facility will be called Dignity Health Rehabilitation Hospital – East Valley. Subject to regulatory approvals, Kindred expects the hospital to open by the third quarter of 2016.
Kindred currently operates two transitional care hospitals, home health, hospice and non-medical home services in the Phoenix market. The company is also developing a new 120-bed transitional care center licensed for skilled nursing care in Phoenix, which is expected to open during the second half of 2015.
Dignity operates five hospitals and numerous other healthcare services in the Phoenix area.
WB Properties Planning $27 Million Assisted Living Community in Mo.
WB Properties LLC is listed as the owner of a 95-bed, $27 million assisted living facility that has filed a Certificate of Need application with the Missouri Health Facilities Review Board to build in Town & Country, Mo., reports St. Louis Business Journal.
The project is expected to be approximately 77,400 sq. ft. in size and, pending approval, will be located in the 1006-1008 Woods Mill Road in Town & Country.
Brinkmann Constructors is listed as the general contractor, whose bid for total construction costs was $15.9 million. The architect listed on the project is PDRG LLC of Dallas.
Construction is slated to begin in winter 2015 and last approximately one year, with a target opening date for spring 2017.
The Meadows of Napa Valley Planning $67 Million Expansion
The Meadows of Napa Valley, a CCRC in Napa, Calif. managed by Pacific Retirement Services, is undergoing an estimated $67 million expansion and renovation to appeal to a new generation of affluent retirees, reports Napa Valley Register.
The project would add an additional 242,000 sq. ft. of amenities and 92 independent living apartments, along with underground parking and a state-of-the-art wellness and aquatic center. Renovations would also extend to remodeling the community’s dining venues.
New apartments on the 20-acre campus would range from 900- to 2,400 sq. ft.
Construction is expected to begin in the spring of next year and will take an estimated 18 months to build, the executive director of The Meadows of Napa Valley told the Napa Valley Register.

Pinkard Construction Begins Phase II Build Out of Colo. Senior Apartments
Pinkard Construction Company, along with United Presbyterian Association and Lantz-Boggio Architects, recently celebrated the start of Phase II renovations at Highland West Senior Apartments in Wheat Ridge, Colo.
Phase II is the second and final phase of construction at the Highlands West Community. It includes the remodeling of 120 occupied units on floors 2-10, including the installation of new cabinets, countertops, floor coverings and shower stalls.
The scope of the project also includes expanding each unit’s square footage through the conversion of each unit’s lanai from exterior to interior space. To accomplish this, each lanai’s interior storefront is being removed, with the pouring of leveling floor slabs and enclosing the space with insulation to create a new storefront system and exterior standing seam metal panels.
Phase II also includes a complete repaving of all community parking lots and installing a complete fire sprinkler system in Highland West’s sister property, Highland South. Combined, these two projects total $11.2 million.
Presbyterian Senior Living Announces Two CCRC Expansion, Renovation Projects
Presbyterian Senior Living, a nonprofit provider of 29 senior living communities across the mid-Atlantic, will commence groundbreaking on expansion and renovation projects at two separate communities in Pennsylvania and Delaware.
In Bethlehem, Pa., Presbyterian will begin construction on its newest luxury customizable terrace home community, Northwood Gardens at Kirkland Village, a CCRC for residents age 55 and over.
Design of the new terrace homes offers 36 units, each positioned to function as a corner location providing multiple views of the campus’ surroundings. Key features of the new homes include 1,200 – 2,100 sq. ft. of living space, private, covered terraces, large open living and kitchen spaces, lower level garage parking, controlled entrance, full-sized washer and dryers, and laundry room with storage.
The community will also be built to meet LEED silver certification, including geothermal heating and cooling, energy efficient windows, LED lighting and recycled building materials.
Northwood Gardens is expected to be completed in summer 2016.
In Dover, Delaware, Presbyterian this month will begin a $10 million, 43,000 sq. ft. transformation of its 61-bed skilled nursing and rehabilitation center at Westminster Village.
The reconfiguration of the 45-year old skilled nursing center is designed to provide a physically and culturally supported person-centered care model.
The new design introduces four individual “neighborhoods,” structured as households of seven-to-sixteen residents, a state-of-the-art specialized transitional care and rehabilitation center, and renovations of core common areas.
The new rehab center will include features such as private baths with walk-in “European” showers, in-room or restaurant-style dining options, and computer and Internet access. Upgrades to the core common areas will introduce a bistro-style café available to patients and residents, as well as guests and outpatient rehab clients.
Construction of the project is slated to begin this month and is expected to be completed mid-2016.
$30 Million Luxury Senior Living Apartments Coming to Carmel, Ind.
Justus Rental Properties, Inc. this week revealed a new brand of luxury apartments to their senior living portfolio in Carmel, Ind.
Woodland Terrace of Carmel will offer independent, assisted living and memory care options to seniors and their families and is expected to begin serving residents in the summer of 2016.
The 185-unit, four-story community is currently under construction at 689 Pro Med Lane, located near 136th Street and US 31/Meridian Street and St. Vincent Carmel Hospital.
From floor to ceiling, this new community is built to provide the finest senior lifestyle operations, personalized care and hospitality services to its residents, said Justus Rental Properties in a release.
Woodland Terrace is dedicated to inspiring seniors through creative arts and technologies. In that vein, the community features art, music and technology studios with a visual arts gallery and an outdoor performing arts auditorium.
Casual and fine dining options on-site include a pub, a bistro and rooftop terrace. Cutting-edge fitness centers with certified personal fitness trainers will enhance residents’ vitality.
Woodland Terrace will feature studios and one-bedroom apartment homes, with a limited number of two-bedroom penthouse suites. Luxury finishes and high-end appliances will be standard in the 560- to 1,130 sq. ft. apartments. Also, Wi-Fi and state-of-the-art concierge technology will be featured throughout the community and every apartment home.

The LaSalle Group Celebrates Opening of New Texas Autumn Leaves Community
Irving, Texas-based The LaSalle Group opened one of its newest memory care communities, Autumn Leaves of Georgetown, earlier this month—the company’s third community in the Austin area.
The 28,328 sq. ft. memory care community will provide specialized care to 46 residents living with Alzheimer’s, dementia and other forms of memory impairment.
Located less than 10 miles from Scott and White Round Rock Hospital, the community features an innovative building design and cutting-edge technology to create a calm, safe and enjoyable environment, while the community’s life engagement program serves residents’ needs for artistic expression, physical activity, spiritual support, community connections, continuing education and leisure.
In addition to its offerings to residents living within the Autumn Leaves of Georgetown community, Autumn Leaves will also provide free programs to the public, including seminars, speakers and monthly Alzheimer’s support groups.

FilBen Group Opens New Assisted Living Community in N.Y.
FilBen Group LLC, an owner and operator of assisted living and skilled nursing facilities based in Rye Brook, N.Y., this week announced the official opening of the new Braemar at Wallkill assisted living facility in Middletown, N.Y.
The first 20 residents have already moved into the new 130-unit facility. Situated on a six-acre property at 21 Riverside Drive, the state-of-the-art residence offers modern amenities, furnished apartments, healthy cuisine and engaging lifestyle programs.
The new facility also offers one of the region’s most advanced memory care units as well as an adult day health care program on-site.

The Goodman Group Opens Villa at Terracina Grand Memory Care Community
Last week, Chaska, Minn.-based The Goodman Group opened Villa at Terracina Grand, an experimental memory care community in Naples, Fla.
Developed and managed by The Goodman Group, the facility is a 60-bed, 61,000 sq. ft. premier memory care community situated on the campus of the larger Terracina Grand retirement community.
The memory care community is an international center for innovation in memory care, dedicated to developing and offering evidence-based advancements in experiential integrative health care approaches for residents living in memory care, according to The Goodman Group.
The community incorporates all of components of the organization’s trademark Soulful Environment initiative, which are multi-sensory environments designed to support residents in achieving an optimum level of well-being.
Villa at Terracina Grand features an upscale, Tuscan countryside estate and resort-style design, allowing residents to choose between luxurious studio apartments, friendship suites and one-bedroom apartments.
Brookdale Opens $26 Million Senior Living Community in The Villages
Brookdale Senior Living (NYSE: BKD) has opened a $26 million senior living community with a program designed to slow the advance of early-stage dementia in The Villages, the company announced last week.
Brookdale Place at Freedom Pointe—located on the campus of the CCRC Freedom Pointe at The Villages—also offers care for those in the more advanced phases of Alzheimer’s as well as assisted living. The community is located at 1700 El Camino Real.
Twenty-two apartments in Brookdale Place are dedicated to residents of its early-phase dementia program called Clare Bridge Crossings. For people whose dementia has advanced past the early stage, Brookdale Place provides the Clare Bridge memory care program, which encompasses 40 apartments.
Tailoring its programming to individual interests, Clare Bridge engages residents emotionally, socially and physically to provide meaning, pleasure and the ability to live to optimum capacity, the company stated in a release.
The Clare Bridge apartments are organized around a town center concept offering a medic center and area for residents to gather, life stations that prompt reminiscing, and a therapy kitchen for participation in cooking and baking. A secured courtyard for walking and gardening activities are also available to residents.
In addition, Brookdale Place offers 43 assisted living apartments within its 60,000 sq. ft., three-story structure, which features amenities such as community-wide Wi-Fi, a café, four restaurant-style dining rooms, a salon and spa with aromatherapy and massage, and available therapy and home health services.
