As mentioned to you last week we said that we would bring you actual/factual packages from a sample of the several Property Managers and Business Development Managers from our very own REJS database that responded to us over  a three day period.

The response was truly overwhelming. The results where surprising and varied and as you can imagine were different from  State to State and NZ.

We would like to thank all of the Property Managers and BDM’s who took part in this project and who took  the time to share their salary packages with us so that we could make this happen. This was not designed to be used as a salary survey or a bargaining document to assist in a salary increase, more of a salary package awareness campaign so that other Property Management professionals could see what was obtainable in a competitive market in Property Management and Business Development Managers positions.

As you will be aware salaries are only part of the picture when it comes to deciding on joining a Real Estate company, you also need to consider other factors that include, support, training, systems, mentoring, team building and encourage the good old fashioned habit to principals offering a thanks to your team at the end of tough day or week.

We have bought to you the voice of Property Managers and Business Development Managers from Queensland, Western Australia, New South Wales, Northern Territory, South Australia, Victoria and New Zealand. We often get asked the questions what are others paying in other states or NZ.  Here it is – The Voice of Property Managers and BDM’s.

WESTERN AUSTRALIA  – Property Managers – 2013

1. What is your current role? Senior Property Manager
2. What state or country are you currently working in? WA
3. Size of Portfolio you manage? I manage about 160 properties with a part time assistant
4. What is your base salary? My base salary is 60k
5. What does your bonus system look like and what incentives are you being paid? I collect a % of my portfolios performance, last financial year I grossed a little over 80k. I also have a company car, phone, fuel card, iPad and iPad mini. But the best bonus I receive is 2 weeks rent for every new management I bring on that hadn’t come via corporate means, that doesn’t include owners that bring another management on board. Also everyone that has been with the company more than 12 months receives a Christmas bonus, in your first 12 months it’s 3.5% of your base salary, second year it’s 7% and capped at that. With all that in mind, I’m a 30 year old with 11 years experience in this industry, I still say they are getting a bargain.

NORTHERN TERRITORY – Property Managers – 2013

1. What is your current role? PM, BDM, Start up
2. What state or country are you currently working in? NT
3. Size of Portfolio you manage? We are just in the start up stages – aiming for our portfolio to be at 80 by March 2014
4. What is your base salary? $50.00 per hour I work my hours until 25 properties on board then 60k + 10% profit then when I reach 100 properties 70k + 10% profit
5. What does your bonus system look like and what incentives are you being paid? Computer, Phone, Car Allowance and 10% of the company profits at the end of each year.

QUEENSLAND – Property Managers – 2013

1. What is your current role? Property Manager
2. What state or country are you currently working in? QLD
3. Size of Portfolio you manage? I manage 280 with another property manager. She has been working there longer and she gets $45,000pa
4. What is your base salary? $42,000pa
5. What does your bonus system look like and what incentives are you being paid? I usually get a Christmas bonus from $500-1000. I use my own car an get 75c a km. I also use my own phone. The companies I have worked with all have the low rate of pay and the day to day issues we deal with being on a low amount you see Property Managers come and go. I have had two Property Managers leave due to pay even though they enjoy the company and people working there.

SOUTH AUSTRALIA – Property Managers – 2013

1. What is your current role? Property Manager
2. What state or country are you currently working in? SA
3. Size of Portfolio you manage? 112
4. What is your base salary? $52K
5. What does your bonus system look like and what incentives are you being paid? Company car, pay for private use, phone allowance

NEW SOUTH WALES – SENIOR PM / BDM

1. What is your current role? Senior pm/department head/BDM
2. What state or country are you currently working in? NSW
3. Size of Portfolio you manage? Personally 140, with total of 590 managements over 2 offices.
4. What is your base salary? $70k
5. What does your bonus system look like and what incentives are you being paid? Fulltime car which can be used for personal use and phone allowance

QUEENSLAND – Property Managers – 2013

1. What is your current role? Senior Property Manager, currently in charge of 1 Junior Property Manager + 1 assistant
2. What state or country are you currently working in? QLD
3. Size of Portfolio you manage? 105 at present, however each week it is growing. My role covers, Leasing, Routines, Lease Renewal, Vacates, Owner/Tenant liasing + everything else involved in managing a portfolio.
4. What is your base salary?  $50K – I think this is extremely low for Brisbane and Property Managers + Senior Property Managers should be paid higher for the amount of work they do.
5. What does your bonus system look like and what incentives are you being paid? No incentive structure. I only get paid a car & phone allowance which equals to $5K p.a. We currently have a BDM who mainly deals with?all new business including any new business from existing owners. There is basically no incentive anymore for people to be Property Managers unless they LOVE their job. It is a very low paying industry for the amount of work involved. I think employers need to be educated on how best in assisting Property Managers with their work load. Leasing, Routines & Maintenance consume a huge part of a Property Managers day. Leasing should be allocated to 1 person only.

QUEENSLAND – HEAD OF DEPARTMENT

1. What is your current role? Head of Property Management Department
2. What state or country are you currently working in? Queensland
3. Size of Portfolio you manage? 150 properties
4. What is your base salary? $65,000
5. What does your bonus system look like and what incentives are you being paid? Nil $$$, shared roster system for company car, phone supplied.

NEW ZEALAND – Property Managers – 2013

1. What is your current role? PM/BDM
2. What country do you live in? NZ
3. What is the Size of your Portfolio? 90
4. What is your base salary? $55,000
5. What does your bonus system and package include? Car, petrol, 100% commission bonus of a week’s rent when signing up a new management or 40% of first weeks rent of a casual let.

QUEENSLAND – Business Development Manager – 2013

1. What is your current role? BDM/Property Manager supervise staff of 2.
2. What state or country are you currently working in? QLD
3. Size of Portfolio you manage? 150 and growing fast!
4. What is your base salary? $55k
5. What does your bonus system look like and what incentives are you being paid? Car/phone allowance $2500 p/a plus 25% of new/ relet fees.

QUEENSLAND – Business Development Manager -2013

1. What is your current role? Business Development Manager / Part Department Manager
2. What State do you live in? Queensland
3. What is the Size of your Portfolio? 790
4. What is your base salary? $62,500
5. What does your bonus system and package include? First week rent new management secured personally, ½ week rent for sales or PM referrals, fuel, insurance and rego paid by company

WESTERN AUSTRALIA  – Property Managers – 2013

1. What is your current role? Property Manager
2. What state or country are you currently working in? WA
3. Size of Portfolio you manage? 130
4. What is your base salary? Sadly property managers in my suburb have never paid well and to receive $55,000 you have to be managing a rent role of 130, which is over worked and under paid. I am currently receiving more than that due to my experience but would not consider anything less than $63000.
5. What does your bonus system look like and what incentives are you being paid? The only incentive we receive is $50 for a new management. Fuel bonus is $7 per inspection as long as not in the same street. No overtime which you need as a high turn over of break leases and rent defaults means more paper work etc.

WESTERN AUSTRALIA  – Property Managers – 2013

QUEENSLAND – Senior Asset Manager – 2013

5. What does your bonus system look like and what incentives are you being paid? I used to get 15% of the commission that my side of the rent roll bought in over $10,000 per month, this has now changed and included in my weekly wage which got capped at $215 per month. I get one weeks rent for each new management, if there is a tenant in place when we take over I have to wait 3 months before being paid in case the property gets sold within that time frame then I have to fight for something. Work phone supplied and vehicle supplied during working hours. If a sales person brings in the new management it is 50/50 between them & myself for the one weeks rent.

WESTERN AUSTRALIA  – Property Managers – 2013

VICTORIA – Business Development Manager – 2103

4. What is your base salary? $40,000 (only 4 days per week)/
5. What does your bonus system and package include? I also receive commission ($20 per property) on the number of re lets leased in a month and also a percentage of the letting fee for new properties. I receive $10 per week for petrol and $15 for my phone.

WESTERN AUSTRALIA – Commercial Property Manager- 2013

1. What is your current role? Commercial Property Manager

4. What is your base salary? $84,000
5. What does your bonus system look like and what incentives are you being paid? Super, unlimited use iphone, 10% commission on all negotiations, profit share

VICTORIA – Property Managers – 2013

1. What is your current role? Property manager (more of a senior) but moving to BDM shortly
2. What state or country are you currently working in? VIC
3. Size of Portfolio you manage? 230 with an assistant (newly appointed)
4. What is your base salary? $65k
5. What does your bonus system look like and what incentives are you being paid? Fuel card, fully paid for phone, commissions for reletting 10-20% current managements.

- 50% letting fee@7%

- 40% letting fee@6%

- 30% letting fee@5%

WESTERN AUSTRALIA  – Business Development Manager – 2013

1. What is your current role? BDM
2. What state or country are you currently working in? WA
3. Size of Portfolio you manage? 550 – didn’t manage this – the PM’s did
4. What is your base salary? $95K per ann + bonus
5. What does your bonus system look like and what incentives are you being paid? 1 – 20 properties – $100 each property – 21+ properties per month – $200 for each property – monthly average of properties brought in to the company was 25, Inc Company Car, Own Phone – as I only worked 5 days a week 8.30am to 5pm – no out of hours work.

NEW SOUTH WALES – Property Managers – 2013

1. What is your current role? Property Manager

4. What is your base salary? $53K
5. What does your bonus system look like and what incentives are you being paid? Fulltime car which can be used for personal use and phone allowance, plus letting bonus and annual performance bonus
