The river frontage on this parcel is unique in that it has a higher bank and also a “swale” type ground attribute once you get closer towards the water. This makes your usable amount of acreage substantially better than other parcels where everything near the river is in low lands and loses its usefulness. SRWMD has approximately 40~Acres classified in the flood way from the Suwannee River. Boots on the ground inspection of the property shows several large pine trees near the river bank that would not have survived over the years if they had been exposed to extended flooding. You’ll be impressed with the amount of elevation change on the property once you see it in person.
Exterior and interior fencing, a good interior road network are also present on the property. The property has a pond about half way down towards the river. There is also a rocky karst type sink area on the Northern end of the parcel.
10 years ago, the property was used primarily as cattle land. There are several water troughs, water spigots, and a head shoot pen still existing. There is a PVC water line ran all the way to the South end of the property close to the river from the well and pump at the home site. The majority of the pine trees are small enough that acreage could be converted back to grass without substantial costs or efforts to the next owner if they were interested in more grazing acreage.
Serene and pretty home site currently at the North end of the property houses an older MH with all utilities and services already in place. MH and site is surrounded by large cedar trees, split rail styled barb wire fencing. Nice vista from this vantage point looking down over part of the pasture. There is also a pole barn/tractor shed for storage. Seller has landed a small J3 Cub style airplane at the property numerous times and it could be suitable for a private airstrip.
Deer and wildlife are galore on this tract, it is a largely original untouched parcel of land that deer and turkey are plentiful on. The large amount of acreage in natural hardwood hammocks make it an excellent habitat. In the day we took our photos of the property we scared up 4 deer and 2 turkeys during the middle of the afternoon!
