NEED TO KNOW!

This unit is
located on leased land.  Annual lot rent
is $5500 and payable to Coastal Property Management Group.  Leases renew on January 1st.  Buyer will be responsible for lot rent
from date of purchase thru 12/31/15.  Lot
lease includes basic cable, maintenance of the common areas and use of communal
trash containers.

A $3500
transfer fee is charged by the park management company any time a unit is
bought or sold in the park.  This fee is payable
to the Coastal Property Management Group at closing.

Buyers must
sign a Boardwalk RV Park  Lease and
adhere to all it’s conditions.  A copy of
the 2015 version is available upon request.

Wind / Hail
/ Insurance is available.   Premiums will
vary depending on other insurance policies the buyer may have, applicable
discounts, deductible amounts etc.   In general expect to pay approximately $500 -
$1000 for wind / hail insurance excluding flood.  Flood insurance is NOT required however it is
available and will run approximately $600 - $900 based on deductibles, flood
plain etc.  Buyer agrees to carry
$300,000 liability insurance covering the R/V and for injury and/or death and
property damage.

There are NO real estate property taxes as
RV's are considered to be personal property and NOT real property in the state
of NC.

Limit 2 pets
per unit.  The following dog breeds shall
be specifically prohibited unless provided with ADA certification: Rottweiler,
Doberman, German Shepherd, Mastiff, Boxer, Bulldog, Pit Bulls, Chows and wolf
hybrids.

No
owner financing or rent to own. This is a cash only deal.  Showings available with 48 hour notice ONLY.
