Fairfield Residential Estate is a little-known boomed estate in Fourways at the end of Granite Road that offers secure living, a pleasant environment and the ultimate in convenience at an affordable price. Established in 1994, it is unique to the Fourways area in that the estate is made up solely of freestanding homes, which have generous proportions and established gardens.

“The first houses in Fairfield were built 20 years ago, when Fourways was still a small suburb with sprawling smallholdings,” notes Jason Shaw, Pam Golding Properties area manager for Fourways. “This means that the properties are generally larger than what is currently typical of the area today, with an average stand size of 900 sqm. However, the present price range of R1.4 to R2.2 million is still very reasonable for the area, especially given the fact that many owners have recently invested in their properties through renovations to their homes.”

Two years ago, the price average in the estate ranged between R1.2 and R1.6 million, but, thanks to the recent upgrades to many properties and an increase in demand, house prices have also increased. Properties put on the market are usually snapped up quickly and sold within a month. In the past 15 months there have only been 11 houses put on the market in Fairfield, illustrating that people are reluctant to leave the family-oriented and secure estate.

There are about 200 homes in the estate, with the style of the houses being quite diverse, giving Fairfield a character all of its own. Many of the residents have lived in the area for a long time, making it a very close community. “The communal park, which was recently improved, is a lovely spot where moms can sit and chat while their children clamber over jungle gyms and have fun on the slides and swings. Many children’s parties, Easter egg hunts and trick or treating events have also been held at the park,” maintains Shaw.

Another attractive drawcard for those with young children is the Junior Colleges Gardens pre-primary school, which can be found on the estate. Junior Colleges Gardens is a feeder school for the prestigious private school, Crawford Preparatory Fourways, located within a few kilometres of Fairfield. There are also numerous other nursery schools close to the estate, and for those with older children, Crawford College Lonehill, Dainfern College and Fourways High School are a ten-minute drive away.

As far as entertainment goes, Fairfield residents are spoilt for choice with Montecasino just around the corner. There you can watch magnificent shows at the Teatro and Pieter Toerien’s Montecasino Theatre while the kids enjoy movies at the cinema and play games at the arcade. The many restaurants mean that patrons can sample a variety of delicious cuisines before trying their luck at the casino. In addition, the Piazza at Montecasino is the venue for events such as festivals and sports broadcasts, which makes for a celebratory atmosphere.

Fairfield is also a short distance from Fourways Mall and Fourways Crossing, where all the main retailers can be found. For a more boutique shopping experience with a wide choice of restaurants, Cedar Square is just down the road; the complex also has a ski slope so the children can tube and snowboard while their parents shop. In addition, Fourways Mall and Cedar Square offer movie cinemas, which can provide hours of entertainment for all age groups. For those who prefer something quieter, the tranquil garden restaurants and shops of Broadacres Shopping Centre are a five-minute drive away. Both Broadacres and Cedar Square include large Virgin Active gyms while Intercare Medical and Dental Centre is close by. In case of a medical emergency, Life Fourways Hospital can be reached within a matter of minutes.

“An additional convenience is that Fairfield Residential Estate is just off William Nicol, close to the N1 offramp, offering access to all major routes. The recent road construction along William Nicol Drive also means that within a few months’ time, navigating to Dainfern, Lanseria Airport and Hartebeespoort will be a breeze,” notes Shaw. “For those looking for the convenience of having retail and entertainment on their doorstep, while enjoying a quiet, well proportioned space within Fourways, Fairfield Residential Estate is an ideal choice.”
