Very large parts of the properties are on the Spanish island of Mallorca were built illegally or with fake permits. Now is a new Spanish law on the way, to decide the fate of illegal properties.
.
The owners of illegal properties in Mallorca are now waiting anxiously for a proposal by the local government in the Balearic Islands on the future of about 30,000 illegal houses that are believed to exist in the popular Spanish holiday island.

The draft should clarify which of the illegal properties that may be legitimate and which ones should remain illegal. The population is approximately 400,000 people outside the cities in Mallorca.

The urbanization of large areas of land began in earnest in the 1990s, and it is estimated that one-fifth of the total of 150,000 homes being built in rural areas, is illegal, it can be as much as 30,000 illegal houses.

The loopholes in illegal permits to build illegally properties in Mallorca are the same as for the rest of the Spanish mainland. Spain have a big probloem with illegal buildings licences, many communities Marbella, Estepona, Malaga, Benalmadena, Mijas, ect. on the Costa del sol have it.

Typically nominee owner of a piece of land with a permit for the construction of a shed between 25 and 50 square meters. When the owner of a permit is obtained and the shed is built and approved, he can begin to build the shed bigger, so that eventually it is a house to live in.

The question now is what is illegal residential and especially residents who will suffer.

Between 1991 and 1995, received the local government El Consell de Mallorca, between 400 and 500 applications for planning permission, but only 200 were allowed.

The local government in Balearena made hung mid-90s that the minimum plot size for the erection of a property would be set up to between 7,000 and 14,000 square meters, then exploded the number of applications to 900, and three years later, in 1999 the number had risen to 2,000.

It is estimated to be between 20,000 and 40,000 illegally built properties in Mallorca. In 1999 a survey showed that 80 percent of all rural properties in Mallorca had no permit for the property.
