Greater Noida West, formerly known as Noida Extension has witnessed rapid transformation over the past few years. Greater Noida’s Master Plan 2021, approved by the NCR Planning Board (NCRPB), includes new infrastructure like expressways, major road networks, Metro connectivity and increase of per person per hectare (ppph) density of the planned population of the area from 54 to 200 ppph.
There are also plans for an upcoming medical university in Greater Noida, child specialty hospital in Noida, night safari, heliport and convention centre in Greater Noida, solid waste management system and an online grievance system for citizens who have invested in apartments in Greater Noida West.
With so many projects by development authorities in the pipe line, Greater Noida is soon expected to become a favourite residential zone especially for those looking for affordable property in Greater Noida West.
According to online news reports, the Greater Noida West area is buzzing with realty activity as almost 65 developers have come up with a slew of projects offering 1, 2, 3 BHK flats, villas, and independent floors at affordable rates. It has been estimated that over 2.5 lakh housing units are slated to be delivered in the next 2-3 years, and, ultimately, the area is expected to cater to a population of over 10 lakh in the near future.
The demand for these homes is primarily from home seekers looking for affordable homes in the Delhi NCR region. The average property rates for apartments in Greater Noida West are in the range of INR 3,000-3,500 per sq ft.
