Raj Nagar Extension in Ghaziabad is an affordable place to buy a house, if you are shopping for one in the Delhi National Capital Region (NCR). The locality is situated on the Meerut Bypass six-lane highway- NH 58. The going rate for flats here falls anywhere between INR 3400 to 4400 per square feet.

Ghaziabad is located in Uttar Pradesh and is also known as the Gateway to Uttar Pradesh (UP). The city is part of the NCR and is largely industrial in nature. It is well connected by rail and road and is also the centre for commerce, education and industry in western UP. Last year, the UP government approved the proposal to extend the Metro by 9.41 km from Dilshad Garden to New Bus Stand in Ghaziabad. This will bring in better connectivity, for the residents of Raj Nagar Extension, to Delhi. The INR 1,125 crore 10 km elevated road from NH 24 in Ghaziabad to Raj Nagar Extension will also ease the congestion. This toll free road will give commuters easy access to places such as Vasundhara and Indirapuram.

There is also a proposal to develop a Rapid Rail Transit System (RRTS) which will reduce travel time between Anand Vihar in Delhi to Begumpul in Meerut. Once this RRTS is completed the connectivity between Delhi and Ghaziabad will be really good. Property prices along the RRTS and at the proposed stations are also likely to go up.

The best feature about the Raj Nagar Extension is the green belt along the Hindon River. This area which covers about 500 acres has been declared as a green belt by the GDA which ensures that there will be no construction in this area. This side of Raj Nagar Extension will always be green and unpolluted which is a major advantage these days. In addition to this, the GDA has strict norms for rain water harvesting which will maintain the quality of ground water in the years to come. Green lung areas like parks and walk ways are also planned.

Since Ghaziabad has been nominated as one of the 100 smart cities to be developed in India, Raj Nagar Extension will also benefit from this. In order to get in shape to become a smart city, Ghaziabad will get INR 200 crore assistance in 2016 to 2017 from the Centre and will also get INR 400 crore funding for the four consecutive years. This new status will ensure that the city has Wi-Fi, efficient waste management and energy efficient buildings. One of the major benefits of the smart city tag will be that people will be able to work from home and this will drastically reduce the number of people who need to commute.
