Spring and summer are widely considered to be the best times of the year to buy a home. However, winter is fast becoming a better season to purchase a home for numerous reasons. “In Denver, which has the hottest housing market in the country but very low inventory, winter might be your best bet for buying a home as the market tends to cool down,” said Kathy LeMay, a RE/MAX Alliance broker associate.

For those waiting for winter to purchase a home, LeMay lists the following five tips:

No. 1: Winter sellers are motivated. “Traditionally, winter sales tend to slow down, but winter sellers are motivated,” said LeMay. “Off-season home sales are usually a necessity; either the property didn’t sell earlier or circumstances are forcing a winter sale.”

No. 2: Sellers may not be as fixated on the selling price. “If homeowners are forced to sell at this point in time, the terms of the offer may carry more importance than the bottom line,” stressed LeMay. “They may be more likely to accept a contingency or consider a later closing date.”

No. 3: The holidays could play a factor. Sellers may want to have a contract in place prior to the holidays or have their home sold prior to the new year.

No. 4: Some buyers have abandoned the home search. Buyers who were eager to purchase in the spring and continued looking into the fall may have dropped out of the home search by winter, creating less competition for the inventory.

No. 5: Weather can be a deterrent. “Some buyers just don’t want to look for homes in less-than-ideal weather conditions,” concluded LeMay. “Those willing to brave the conditions may be rewarded.”
