Two executives and 31 project winners were honored at a special event held during the 2015 Multifamily Executive Conference, which took place October 5–7 in Las Vegas.
Each year, MULTIFAMILY EXECUTIVE honors the industry’s best and brightest with its prestigious MFE Awards competition. Winning projects, leaders, and initiatives are featured in the October and November issues of MFE and at http://www.multifamilyexecutive.com.
Michael Schall, CEO of Essex Property Trust in Palo Alto, CA, was honored as the 2015 MFE Executive of the Year. In 2013, Schall led Essex Property Trust in acquiring its biggest rival, BRE, catapulting the company to 57,000 units in what would ultimately become a $6.2 billion deal.
“It’s not just the size and scope of the BRE acquisition that led us to choose Michael Schall as our 2015 Executive of the Year, but the speed with which he integrated the two firms really sealed our choice,” said Jerry Ascierto, editor-in-chief of MULTIFAMILY EXECUTIVE. “The results he’s been able to achieve through that integration have been exemplary, truly a model of efficiency and effectiveness, and has wowed industry observers from coast to coast.”
Jonathan Cortell, vice president of development for L+M Development, was honored as the 2015 MFE Rising Star. Jon has led the firm far beyond its New York City footprint, into new, untapped markets in the Tri-State area, including Newark, NJ, and Yonkers, NY. And the relationships Jon has forged with other stakeholders has led to more expansion as well—far from the lights of Broadway, Jon led L+M to the other side of the country to a failed luxury condo development in San Francisco, which the developer turned into its first West Coast development. The common thread of all of these deals is that they helped revitalize a community and breathe new life into a downtrodden area.
The 2015 MFE Editors’ Choice Award was presented to BKV Group for its Schmidt Artist Lofts project in St. Paul, MN. The development has had a massive impact on its community. The 147-year-old former brewery was a local icon, but over the years it had grown into an iconic eyesore—the facilities hadn’t been used in over a decade. But rather than just tear it down, the city decided preservation was in order.
The BKV Group navigated a complex construction process, from city, state, and federal gap financing to low-income housing tax credits to environmental issues including asbestos, lead-based paint, contaminated soil, underground petroleum storage tanks, and ethanol-manufacturing by-products. The end result is a finished product that shows the power of adaptive reuse to preserve history while providing affordable housing in a beautiful package.
Schmidt Artist Lofts features 247 apartments and 13 townhouses and was 100% leased up at its opening in July 2014. It currently has a 400-person waiting list.
