The priciest? A Symphony House condo that nabbed $3.75M
Earlier this month, we checked in on how some of Curbed Philly’s favorite homes fared on the market in January, from a carriage house in Chestnut Hill to an artist’s studio in Callowhill. But only one of those homes managed to nab a seven-figure price tag.
Real estate website Estately helped identify the top 10 most expensive condos and single-family homes that sold in Philly last month. The priciest pad goes to a penthouse in the Symphony House, which comes with its own wine cellar and tasting room. Just one single-family, detached home made the list, too, over in Chestnut Hill.
Check them all out below, listed in order from most to least expensive sold price. Based on what we see here, we have a feeling that the 2017 real estate market is only just getting started.
440 S. Broad Street, Unit 3001 ($3.75 million)
Scouring over this condo’s stats, it’s easy to see why it fetched the highest price in January. Located in developer Carl Dranoff’s Symphony House on Broad Street, the 4,569-square-foot penthouse takes up two stories—floors 30 and 31—and has four bedrooms, four full baths, and one half bath. There’s also a wine cellar and wine tasting room, outdoor space, and two parking spaces in the garage.
607-613 Pine street ($3.375 million)
This Society Hill mansion just couldn’t seem to find the right buyer after hitting the market in November 2015 for $5,775,000. Designed to house the owner’s impressive art collection, the 6,624-square-foot home finally sold on January 5 for $3,375,000, well below its original listing price.
607 Saint Andrews Road ($2.875 million)
The buyer of this recently-built home is now the owner of a 5-bedroom, 6.5-bath property near the 8th hole of the historic Saint Martin’s golf course. The home itself is already spacious (there’s a gym, wine cellar, and media room), but a two-car garage with a private guest suite on top brings the total square footage to 6,350. It sold for $320,000 less than the original asking price.
1811 Pine Street ($2 million)
This townhome was the most expensive residential property sold in Rittenhouse Square in January, going for a solid $2 million. In addition to the 4-bedroom main house, the property comes with two separate apartments, which amounts to $41,700 in annual income, according to the listing. That should help with the 5,525-square-foot property’s mortgage and $10K+ in yearly taxes.
50 S. 16th Street, Unit 5402 ($1.975 million)
It look awhile for this 2-bedroom, 3.5-bath condo in the Residences at Two Liberty to find a buyer—573 days, in fact. The owner of the 2,404-square-foot unit now has access to the residence’s amenities on the 37th floor, which includes a gym, sauna, pool, massage rooms, and more. If it helps, the nearly $2 million price tag sounds almost reasonable when you consider that the top-floor penthouse here nabbed $11 million in December 2016.
1101 Locust Street, Unit 5BC ($1,837,500)
Whoever bought this 3-bedroom, 3.5-bath condo in the Western Union Building must’ve appreciated all of the light: The unit is south-east facing and has a 300-square-foot outdoor patio. There’s also a bonus room, which could turn the 2,668-square-foot condo into a four bedroom. It originally listed in September 2016 for $1,899,000.
202-10 W. Rittenhouse Square, Unit 3305 ($1.6 million)
This 33rd-floor penthouse in The Rittenhouse condo building didn’t take long to find a buyer. After hitting the market in November for $1.8 million, the 2-bedroom, 2-bath home sold on January 9 for just $200K under. The new owner now has views of the Center City skyline from the condo’s many floor-to-ceiling windows and private balcony.
241 S 6th Street, Unit 2405 ($1.45 million)
After listing for $1.65 million in October 2016, this 2-bedroom, 2-bath condo at Independence Place in Washington Square sold just after the New Year for $200K less. The 2,553-square-foot condo is one of the building’s corner penthouses and has its own wrap-around deck.
231 Delancey Street ($1.336 million)
This Society Hill home that sold for a pretty penny is located on what’s considered one of the most beautiful streets in the city. The 4-bedroom, 2.5-bath home leaves room for some upgrades here and there, but the mahogany library is a stunner, and the kitchen is pretty much brand new, too.
130 S. 18th Street, Unit 806 ($1.301 million)
After listing in July 2016 for $1,429,000 and undergoing a couple of small pricechops, this condo in 10 Rittenhouse sold just at the end of January for $1.3 million. The 2-bedroom, 2.5-bath home clocks in at 1,505 square feet and takes up residence on the 8th floor of the 33-story, Robert A.M. Stern-designed building. That means the new owner is just high enough to enjoy tree-top views via the private balcony.
