Slowly but surely tenants are moving into The Mayfair Collection shopping center located north of Burleigh Street at Highway 45 in Wauwatosa.

The project’s first phase — which opened in April 2014 and is now fully leased — is anchored by Nordstrom Rack, Dick’s Sporting Goods, Saks Off 5th and DSW, among other retailers.

The newest neighbor in the large project that called for repurposing functionally obsolete warehouse buildings into contemporary retail environments is women’s boutique Verona Accessories, which will mark the first of many new stores to open doors on site in 2016.

“Though some of our anchor stores also sell fashion accessories, we felt that a specialty retailer that focuses almost exclusively on accessories would really complete the shopping experience for our customers,” said Tim Blum, executive vice president and managing director of HSA Commercial Real Estate’s retail brokerage division.

Verona Accessories, which sells apparel, jewelry, accessories, shoes and more, will open in the space between Carhartt and DSW Designer Shoe Warehouse in the spring. It will mark the store’s first Wisconsin location.

An anchor space between Ulta and Dick’s Sporting Goods — in the project’s first phase — has been leased to a national retailer HSA Commercial Real Estate “can’t disclose just yet,” Brenton Schrader, of Chicago-based HSA Commercial Real Estate, said. He added that the tenant will bring an “exciting new-to-market concept.”

The project’s second phase will be anchored by Whole Foods Market and will include a mix of upscale bars and restaurants.

Whole Foods Market, an eco-minded grocery store chain that sells natural and organic food and products, is scheduled to open Feb. 24, Schrader said .

Verlo Mattress Factory Store and HomeGoods, a home-decor chain stocking a variety of furnishings, bedding and kitchenware, both look to sync their opening dates with that of Whole Foods Market, Schrader said.

Hilton Homewood Suites, a 140-room hotel, is expected to reach completion in late fall of this year, Schrader said.

A restaurant space in front of where the Hilton Homewood Suites would be located could soon be occupied by a local restaurant group, Schrader said. He did not disclose who the restaurant group is, although he noted it will bring “some popular Milwaukee concepts” to the space.

The shopping center already boasts Osgood’s, a fast-casual dining experience managed and developed by Bartolotta Restaurants.

Three more restaurants, including a French cafe, taqueria and tavern-style options, also developed by Bartolotta Restaurants, are expected to open by April 2015. They make up a 17,000-square-foot, triple-concept theme, with all three restaurants operating out of the same kitchen, Joe Bartolotta, co-owner of Bartolotta Restaurants, has said.

Looking ahead

Future phases on The Mayfair Collection project call for an additional 50,000 square feet of ground floor retail as part of a mixed-use component with more than 1,000 luxury residences, which will be constructed by Fiduciary Real Estate Development on land adjacent to the Mayfair Collection. Construction will take place over the next three to five years.

The first 250 residential units are scheduled to break ground in spring 2016.
