The Belvedere, a custom single-family model home at Naples Reserve, showcases builder Lundstrom Homes’ insight into the desires of the luxury homebuyer. Featuring coffered ceilings in several rooms, granite countertops and finishes complementing its coastal contemporary interior design, the model offers a sweeping open floor plan spanning more than 2,930 square feet of living space.

“Our main focus is the floor plan and how people will live in the space,” said Greg Lundstrom, the second-generation owner of Naples-based Lundstrom Homes. “The Belvedere has an open concept design that features the great room. If you’re in the kitchen, you’re also in the great room and the dining room. The rooms all flow together.”

The three-bedroom, three- and one-half bath Belvedere is the fourth custom model home completed in the Parrot Cay neighborhood at Naples Reserve, award-winning developer iStar’s 688-acre lakefront community in Naples.

Now open for viewing, the Belvedere is priced at $1.22 million, fully furnished.

Featuring Caribbean blue louvered shutters, a dark wood garden trellis above the two-car garage and oversized dark wood brackets, the newest model captures Naples Reserve’s emphasis on Southern Coastal design inside and out. Interior design by Adele Lundstrom Interiors of Naples introduces sand and driftwood backdrops for a neutral palette of grays and beige, punctuated by sea blue, vivid teal, gray and cobalt undertones.

The Belvedere is shown with its fourth bedroom as a study, features a ribbon fireplace in the wall of the great room, and offers adjoining one- and two-car garages. It also has a pool and a raised spa clad in river rock, and an outdoor kitchen and fireplace.

The model’s main flooring is porcelain tile, which creates a sun-bleached driftwood look throughout most of the home. Accessories and artwork introduce silver, chrome, bright blues and cobalt in the great room and complement the dark wood tones of consoles positioned in niches on each side of the electric fireplace, a contemporary in-wall design with cobalt glass rocks for added drama.

Blue accents are repeated in the kitchen, playing against its white cabinetry, light perimeter granite countertops and gray-beige tile backsplash. The freestanding island has a black quartz countertop and offers in-room dining with four stools and two metal pendants above. The kitchen also features a built-in oven tower, stainless steel refrigerator, and cabinetry with glass doors flanking the cooktop.

Rich cobalt blue upholstered host chairs with nail-head trim bring the color into the dining room, positioned in one corner with a wall of windows, along with another corner that offers sliding glass doors. Four additional chairs feature dark wood frames with houndstooth upholstery and circle the rectangular glass-top table.

Ten- to 14-foot ceilings enhance the spaciousness of the Belvedere’s floor plan, as do walls of sliding glass that transition the nearly 900-square-foot screened lanai from the great room, dining room and master bedroom.

Outdoor areas offer several destinations, such as dining and sitting areas, and a summer kitchen complete with a stainless steel grill, hood, sink and under-counter refrigerator, and a freestanding bar with two woven stools. Two chaises provide an intimate area for sunning near the pool, which features a swim-up bench and sun shelf.

Accessories and the Caribbean blue cushions of the woven seating group introduce various shades of blue to the outdoor areas.

“Offering a large outdoor area is another feature of our floor plans,” said Lundstrom. “It emphasizes the livability of a home.”

The master suite is designed with his-and-her closets and a spacious bedroom and bath.

Pastel blue-painted walls provide the backdrop for the master bedroom, which features an upholstered headboard, oversized circular divan, and tones of gray and pale blue with teal accents.

The bathroom offers white vanity cabinetry with granite countertops and his-and-her sinks. A soaking tub is positioned under windows with Bermuda shutters and has a paneled wood side, tile surface and backsplash with a gray chair rail tile border. The room also offers a separate glass-enclosed shower.

The study is a bold expression in modern design with minimal accessories. It has a freestanding white desk and leather chairs with contemporary curved profiles. Its photographic white and gray palette tinged with blue is shown in the painted ceiling and a jolt of bright blue trim on window coverings. Double French doors lead out to the lanai.

The Belvedere’s guest rooms impart more color. One features subdued sea glass blues paired with white furnishings and brighter blues and cobalt in draperies, the trim of a bed skirt and a lamp. The second bedroom introduces saturated tones of teal in bedding and accents, and has an aqua painted bed wall and light wood-toned furnishings.

The two full bathrooms offer granite countertops and glass-enclosed showers with tile walls and shattered stone-look floors.

In keeping with iStar’s commitment to energy-efficient and eco-friendly homes and communities, the Belvedere also features a high-efficiency air conditioning system, insulated glass windows and sliders, Energy Star-rated appliances and an automatic irrigation system.

“We are very excited to be building in Naples Reserve,” Lundstrom said. “The concept of lake living, paddleboarding, kayaking and enjoying an active lifestyle is ideal for this area. We were also impressed by iStar’s plans for its amenities, beach clubhouse and extensive landscaping. The company is committed to this community. It’s a great project.”

Parrot Cay, one of 11 lakefront neighborhoods at Naples Reserve, offers 79 homesites overlooking Eagle Lake, a large central lake and two additional lakes.

Naples Reserve offers a water-centric lifestyle, featuring 22 lakes, including the 125-acre Eagle Lake with a large tiki hut on the destination Lost Island. Lakes provide prime opportunities for kayaking, canoeing and paddleboarding and scenic vistas from Southern Coastal-inspired homes and amenities along the water’s edge.

Eagle Lake offers a mile-long stretch of lakefront nestled against the Picayune Strand State Forest, a 76,000-acre state park with protected pinelands, cypress swamps, marshes and abundant wildlife. Planned lakefront amenities at Naples Reserve include a tennis and pickleball complex and the under-construction Lakeshore Club, which will offer resort-inspired amenities, including two pools, bocce ball courts, a 5,160-square-foot community center and a separate 3,500-square-foot fitness club.

A meandering linear park will offer opportunities for biking, hiking and jogging. Navigating a loop road circling Naples Reserve, the park is designed to engage residents with their natural environment and provide an alternative mode of transportation throughout the community.

Naples Reserve residents receive complimentary one-year social memberships at Walker’s Hideaway Marina of Naples, a yacht club along the Gordon River offering a marina, indoor storage for 600 boats, two waterside restaurants, outdoor pool and sauna, and access to Naples Bay.

iStar has completed the community’s initial amenities, including the new gatehouse, an elevated cobblestone entry bridge, the island and tiki hut, and the Outrigger Welcome Center, evocative of Key West with its palette of white, turquoise and coral, and a wraparound porch overlooking the lake and floating docks.

Naples Reserve is located off U.S. 41, two miles southeast of the Collier Boulevard/CR 951 intersection and 10 minutes from I-75, Exit 101. Visit the Outrigger Welcome Center at 14891 Naples Reserve Circle or online at http://www.naplesreserve.com.
