If you are looking to build in North Cyprus, your hardest decision will be deciding which part of this beautiful country to build in. Whether you choose the stunning coastline or the scenic mountain areas, you will find you are really spoilt for choice.

And although property prices still vary according to the area you’re buying in, even the most desirable real estate in North Cyprus is a fraction of the cost of properties in the south, or for that matter, anywhere else in Europe!

Here are some of the main places you might be considering to build your dream villa in the sun.

Kyrenia (Girne) the ‘harbour city’

Kyrenia is an incredibly picturesque city, offering some of the most beautiful scenery in all of Northern Cyprus. Its idyllic seaside location, nestled at the foothills of the Five Finger (Besparmak) Mountain range, provides a stunning contrast between the mountain and the sea.

In this tourism capital of Northern Cyprus the beautiful horseshoe-shaped harbour is not only the focal point of the city, but also the location of the historic Kyrenia Castle.

As well as offering beautiful mountain walks, golf lovers are catered for with an 18 hole international golf course, the first to be built in Northern Cyprus.

Kyrenia is a fast growing and desirable area where there are a number of developments taking place. Land in the mountain offers stunning views and walking opportunities, whilst investing in the harbour-front area provides easy access to water-side city living.

By far the most popular real estate location in Northern Cyprus, Kyrenia is an ideal place to build and invest in for both long-term leases or for building a holiday let.

The Karpaz Peninsula

The Karpaz Peninsula region is an area of outstanding natural beauty, and remains one of the least developed and least polluted regions in Europe. Famed for its many golden sandy beaches, its clean clear waters are also home to endangered species of green sea turtles who return to nest and lay their eggs here every July and August.

Property development here has been strictly controlled and the peninsula is sparsely populated. If you are considering building to retire in stunning countryside, the Karpaz Peninsula would make an ideal choice.

This quiet and peaceful region of Northern Cyprus is still a relatively undiscovered gem, and it also offers very affordable investment potential.

Nicosia (Lefkosa) the ‘divided capital’

Located in the middle of the island, and on the border between North and South Cyprus, Nicosia (Lefkosa) is both the capital city and the largest city in Northern Cyprus.

Nicosia is the only remaining divided capital city in the world, and is divided by a ‘green line’ boundary. However EU citizens are now free to cross and spend as much time as they wish on either side of the border.

Nicosia is the location of most of the industry and businesses in Northern Cyprus, and it is also just 13 miles from the main airport, Ercan Airport. Home to approximately one-third of the population, it offers a consistently good investment return to investors.

Morphou (Guzelyurt) the ‘fruit bowl’ of Cyprus

If you wish you had bought in Provence before Peter Mayle revealed its charms to the rest of the world, then Guzelyurt (which is literally Turkish for ‘beautiful country’) may well be the ideal location for you.

This fragrant rural area is famous for its citrus groves and fresh food markets. Located in the north-western area of North Cyprus, Morphou lies to the north of the Troodos Mountains, east of the sparkling blue Mediterranean seas, and is situated on the greenest plateau in Cyprus.

This is another area that has witnessed much less development than other parts of North Cyprus and it is one of the island’s greenest agricultural areas.

Famagusta (Gazimagusa)

Boasting some of the country’s finest golden sandy beaches, with excellent facilities and clean, safe bathing and snorkelling, Famagusta is a popular summer holiday destination. It is also a fascinating mixture of ancient and modern, with the old town lying within the historic city walls in stark contrast to the modern town and port.

If you are seeking an investment property, Famagusta is the second largest city in Northern Cyprus, and there is a readymade market here with the many university students.
