DUTIES AND RESPONSIBILITIES
DESCRIPTION:
* Operates, inspects, and maintains all HVAC, mechanical, electrical and plumbing equipment and systems in assigned facilities to obtain most efficient operating results and life expectancy.
* Foremen and advisor for maintenance technician personnel in the installation, repair, and maintenance of all base building and critical system machinery and equipment.
* Assures that equipment is maintained in an energy efficient, safe manner.
* Works to reduce client equipment down time to a minimum by implementing and performing structured preventive, predictive equipment maintenance.
* Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.
* Manages the subcontractor resources required to support building operation and maintenance.
* May stand watch and work with tools of the trade.
* RESPONSIBILITIES AND OBJECTIVES:
* Performance of ongoing preventive and repair response work orders on facility mechanical, electrical and other installed systems, equipment, and other components.
* Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned buildings.
* Perform assigned facility inspections, vendor work and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.
* Respond effectively to all emergencies.
* Prepare and submit to management summary reports listing conditions found in the performance of assigned work, and recommend and/or suggest action to be taken.
* Study and become familiar with the various items of equipment, and the methods required to use them properly, that are required in every day activities. This to include building automation systems, fire / life safety systems, and any other building related equipment.
* Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
* Maintain compliance to State, County, or City Ordinances, Codes, or Laws.
* Must be willing and able to support any after hours building related activity as required.
* Attend periodic training seminars
* Interacts with external and internal customers with a positive demeanour.
* Able to utilize Microsoft word, excel and e-mail, enter, query and change fields within a CMMS system.
* On call duties and overtime as required.
* Responsible for obtaining and maintaining Full compliance to the JLL Operations Manual.
* Chief Engineer Responsibilities:
* Directs all operations needed to successfully operate and maintain properties under jurisdiction, which will include remote properties
* Foreman for and advises maintenance staff and monitors performance of their assigned responsibilities. Performs and/or directs the performance of all maintenance departmental service requests and work orders, insuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience.
* Works with Facilities Manager and Supervisor with operational recommendations such as a capital and operation budgets.
* Provides training and supervision aimed at expanding the capabilities of the operations staff. Specific duties include but are not limited to: demonstrating the proper use and care of tools and instruments, giving hands on instruction in basic maintenance, safety and trouble shooting procedures.
* Maintains current update CMMS information for own site(s). Specific duties include but are not limited to: scheduling of preventative maintenance with a minimum disruption of building services, performing and/or delegating preventative maintenance tasks to the appropriately qualified maintenance staff or vendor, orders parts and equipment required for repair, maintenance and installation of new equipment and facilities, and maintains inventory.
* Directs the performance of contracted maintenance work as needed. Specific tasks include but are not limited to: insuring the timely performance of maintenance contract work, overseeing the fulfilment of equipment warrantee obligations by the installer and securing equipment manuals and drawings from the installers/contractors.
* Responsible for short term site, safety and operational training, maintaining documentation of training for the site Facilities Manager
* Participates in facilities remodelling, new exhibit construction, and other planning activities of other Departments. Monitors construction and repair projects and provides feedback to sit Facilities Manager.
* Provides operational recommendations to Operations Manager for process improvement efficiencies
* Foremen and maintenance and operations consultant for multiple sites with jurisdiction.
* Hands on assistance as needed within the multiple sites.
* Participate in portfolio wide engineering meetings and training.
* Participate in JLL Global engineering meetings and training.
KEY PERFORMANCE MEASURES
* On time reporting with operational documentation, including but not limited to critical equipment capacity reporting to regional Critical Environment Manager (CEM)
* JLL Operations Manual is successfully uploaded into the audit tracker site on an annual basis.
* Ensures full compliance to the JLL Operations Manual.
* Full knowledge and mentor of Change Control Policies and Procedures, including initiation of change control and Method of procedures (MOP) writing.
EMPLOYEE SPECIFICATIONS
KEY COMPETENCIES EDUCATION/WORK EXPERIENCE REQUIREMENT
A candidate must posses a Universal CFC recovery certification and a Boilers License (if required). Have a minimum of seven (7) years of technical experience in all aspects of building engineering with a strong background in technical aspects of HVAC, plumbing, electrical equipment, repair and maintenance and overall system design and application.
Critical Site Qualifications:
The candidate should also have critical environment experience. Understanding of and previous experience with the method of procedure (MOP) or standard operating procedure (SOP) process follow thru and recommendation process. Experience with CRAC, UPS, PDU and generators and understanding of critical environment electrical systems are all prerequisites.
