Building your dream home takes more than just a clear vision. There are a lot of factors to consider during the planning stage to make your home worth all the effort, time, and money.

Interior designer Tessa Alindogan gives us a rundown on what every homeowner should contemplate on during the entire process of home building.

Location – It’s no secret that the value of your property is determined by its location. Make sure to research before purchasing your lot. It would be wise to drive around the neighborhood and observe the community within.

Architect and/or Interior Designer
– Build a good relationship with the architect and/or interior designer. Included them on the pre-planning up to the finishing stage.

Foundation – Hire a reputable contractor and engineer, as the foundation of the house has to be solid and well built. Do not scrimp on the materials, and follow the proper and recommended sizes for steel bars.

Plumbing and Electrical – It is wise to invest in good quality pipes, drainage systems, electrical wires, circuit breakers, and other electrical and sanitary-related materials. Using these prevents problems that may lead to flooding or fire in the future.

Roof – The roof is also known as the backbone or spine of the structure. It is a good idea to incorporate insulation or ventilation systems in the crawl space area to maintain a comfortable temperature.

Windows and Sliding Doors – Windows and sliding door’s placement has to be carefully planned. Using quality windows and sliding doors will likewise prevent seepage or leaks during the rainy season.



Lighting
– Always go for energy-efficient bulbs. These are worth considering since prices of LED bulbs have gone down. Also, they can be dimmed and are more versatile in application.

Landscaping
– Landscaping can certainly be an asset to your property because this also leaves a lasting impression on relatives and friends.



Pest control
– Contract a pest control company before you start building your home. They can survey your area and suggest proper measures to minimize termite infestation.

Appliances – There are a lot of items that fall under this category, and below are some tips to keep in mind when purchasing:

Air-conditioning (AC) units – There are different types of AC units in the market today: window type, split type (wall- or floor-mounted), cassette type, and centralized. The inverter type initially costs more, but is worth considering because of its energy efficient property that saves on electricity.+

Sound system – Would your house need a separate sound system for each room, or would you want a centralized sound system? There are conduits and wiring that need to be laid out in the space between your ceiling and roof, so determine the type of system you want to use beforehand.

CCTV cameras, smoke detectors, and alarm systems – Surveillance is something you have to be consider during the planning stage of your house to avoid delays. Your contractor must also be informed early on, so he can conceal the conduits and wiring needed for the said systems.

Furniture, Finishes and Accessories
– Keep form and function in mind when buying or customizing furniture pieces. Carefully select your finishes as well, and remember that using eco-friendly materials have a big return on investment. There is no need to rush purchasing of home accessories such as artwork, vases, books, candles, and sculptures.
