Miami Beach 1 Hotel & Homes, a property that is meeting many luxury buyer’s demands in this tight inventory market.  Oceanfront property is always in demand in Miami Beach.  New construction that is also oceanfront, is a rare find in our city and also in high demand.  Of course you can buy in an older building and remodel the unit but it still never has that overall “new feeling” that you find in new construction that flows throughout the entire structure of the building.

Do this rarity many of the new construction luxury oceanfront buildings have already sold out. Luckily, if that’s what you are in the market for, 1 Hotel & Homes still has inventory and may have just the property for you.

But don’t wait too long, inventory is very limited there too! Last week we had the pleasure of a special tour at 1 Hotel & Homes.

If you are familiar with Miami Beach 1 Hotel & Homes may seem like a building that has been there forever and it has, with one good exception.  It had a different name and now is being completely gutted and remodeled.  It was previously home to the Gansevoort Hotel and a luxury rental community.  A few years ago it was sold for $200 million.  The new owners Richard Lefrak and Barry Sternlicht (visionaries behind W Hotels and the St. Regis) decided to finally take over and do it right.

And right they are doing it! The hotel was closed, the full time tenants moved out and a full on renovation was scheduled and on its way.

This time the construction seemed different, it looked like they took the entire property down to the walls and did a complete gut job and in fact, we were told that’s exactly what they did.   We watched as they blew out walls, balconies and replaced all of the glass throughout the building. Up to this point, in my opinion all the previous renovations were never done all the way through to correctly to take full advantage of the space property.  This time it feels different. Overall the entire complex is coming along really nicely and looks great! We were told that the most important part of the renovation included changing out the air condition system, elevators, concrete restoration, windows and balconies.

This is no small task.

1 Hotel & Homes is an eco-friendly building located at 2399 Collins Avenue and is scheduled to be completed late fall this year. This is one of the best locations in Miami Beach and is in the same neighborhood as the W Hotel and Setai. It is an oceanfront property with one of the largest beach fronts, 600 linear feet on the sand.



Miami Beach 1 Hotel & Homes Eco Friendly & a Top Chef!

The building itself is planned to have some great features. One of the main highlights is the focus on water and energy conservation, so the building becomes an eco-friendly building and LEED certified. When touring the building the overall design of the building also has this same natural feeling in tone and ambiance.

Top Chef judge Tom Colicchio has a partnership with Hotel 1 & Homes and will be opening a Farm-to-Table restaurant.

The lobby and the entrance areas are beautifully and tastefully designed.  The design of the lobby carries through the building and into the units.



The property will feature 156 private residences with a combination of 1,2 and 3 bedrooms and these units will be located on the 9th-16th floors.

According to the developer’s team, 65% of the inventory is already sold.  In my opinion it’s selling quickly because the building is newer construction, the oceanfront location and the pricing.  The prices start around $1500 per square foot and this is not bad for an oceanfront building.

What I also like these about these units is the fact they are spacious. For instance the one bedroom units are closer to 1000 square feet.  In most of Miami Beach the one bedrooms are on average of 750 square feet and feel very small.

Also some units are being sold completely furnished (designed by Brazilian interior designer and architect Debora Aguiar) with every detail done so perfectly that the new buyer can just walk in and live in the unit.

Two bedrooms start around $2.7 million, these units come with partial ocean views.

Direct ocean units are a little higher in price point. (Due to demand the number of units and selling prices can change.)

I always say we are not on the same pricing levels as NY or London but the way the market is going and the fact that the elite wealth of the world wants to be in Miami and Miami Beach, my prediction is that buyers in this building will do great, especially when all of the developer units are sold.  What happens next?  Prices reset.   Just recently a unit in the Setai (a nearby luxury oceanfront building) sold at $4,760 per square foot.
