Position Summary

The Manager of Governance and Compliance is responsible for providing Association Governance support for all brands of residential projects in the Marriott family, most projects which were not developed by the Company. This position reviews documents associated with the development of new and existing mixed-use and stand-alone residential properties; develops Association Governance processes, procedures, and standards; and establishes and maintains a library of documents of all managed Residential locations. The Manager also develops, coordinates, and conducts Association Governance training and provides guidance on Association compliance to the property management leaders at the branded residential properties.

Qualifications:
Expected Contributions

· Review proposed governing documents, contracts, and lease agreements for new or existing residential developments and provide recommendations to the legal department for document revisions.

· Review and comprehend complex governing documents and statutes to provide clarification and understanding of document provisions to on-property management personnel.

· Research association structure and governance requirements to develop, coordinate and deliver site specific Governance training to on-property management teams and appropriate Corporate staff.

· Develop and implement Association Governance processes, standards, and Standard Operating Procedures for residential projects.

· Develop templates for association mailings and provide to Operations for use in conducting association business.

· Track on-property compliance with governing documents and statutory requirements for the purpose of limiting exposure and risk to the Management Company and the association.

· Review and recommend appropriate changes to required residential owner communications.

· Research and analyze ownership of residential project components and allocation of costs between project components and personnel shared between multiple entities at integrated or multiple offering properties.

· Establish and maintain a library of governing documents for all Residences locations.

· Research statutory requirements for proper licensing of Management Company and accreditation of individuals within states where Residences exist, and work with legal department to ensure compliance.

· Research statutory requirements for transition of control of developer board to owner board and provide to site for reference and implementation.

· Keep abreast of property management trends and statutory changes, assess impact to associations, and communicate information to on-property personnel and Corporate as appropriate.

· Perform other duties or projects as assigned.

Experience

· Minimum of 6 years of work experience

· 3 years of experience in governance related field, residential development, or real estate office

· 5 years of experience in a management role is preferred

· Experience in review of association governing documents or contracts and understanding of terminology used

Education or certification

· College graduate preferred

· Florida Community Association Manager license required (within 6 months)

· National Certification for Community Association Managers (NBC-CAM) Certified Manager of Community Associations (CMCA) certification recommended

· Develop self, and maintain knowledge in relevant field at all times

· Association management experience beneficial
