Downtown Market Update
How is the downtown Sarasota condo market doing? Below are sales statistics for January 1 to July 16 for both 2012 and 2013. What is interesting to see is that we have fewer properties for sale yet the number of sales in 2013 exceeds the sales in 2012. The average sales price in 2012 was $637,265 which is higher than the 2013 average price of $511,409. However, a better indicator of price trends might be the median condo price. In 2012 it was $372,000 while in 2013 it is $397,500.
The 2013 market is a bit more active than 2012. The average days to contract indicates this as it decreased from 153 in 2012 to only 128 in 2013. The median days to contract also decreased from 83 in 2012 to 66 in 2013.
