Market Statistics in April 2014
April was an exciting month, statistic wise, for real estate in the Charleston area as both number of sales, and median sales price were up from the same time last year. The Charleston Trident Association of Realtors reported that in the month of April 2013, 1,028 homes sold in the Charleston area, as compared to 1,120 homes in April 2014 .The median price of sold homes this April was $219,066, up from $200,000 last April. This April, housing inventory also increased to 5,994 active homes, which is great news for all of the buyers out there! The CTAR also reported that “the local market is continuing to see a sustainable increase in sales and price,” as well as that “mortgage rates have declined to a six-month low.” These are all great indicators that the real estate market in Charleston should remain strong for the forseeable future.
Breaking it Down
In addition to the general information provided for the Charleston area, the CTAR has broken down the numbers even further for some specific areas in Charleston including Mount Pleasant, West Ashley, and James Island.
Charleston County: Approximately 65 homes sold at a median price of $268,500.
Mount Pleasant: Approximately 200 homes sold at a median price of $368,224.
West Ashley: Outside of I-526, 80 homes sold at a median price of $215,052.
James Island: Approximately 80 homes sold at a median price of $230,000.
