Before Renting a Home

Plan the features you need in a rental house before you begin to search for the right property. Most property owners require a minimum 12-month lease. Breaking a lease because you find the ideal rental home later can be costly.

Consider the features you want in a single-family rental home. For instance:

If you need three bedrooms and two bath single-family home, don’t consider smaller properties.

Identify neighborhoods served by high-quality schools if you have school-aged children.

If you’re physically active, choose a home with pool, parks, walking or biking trails.

Consider the rental properties’ move-in readiness. Look for freshly painted walls, renovated flooring, fresh countertops, and other items on your features list.

Determine your timeline for the move from your current location to a new rental property. If you’re planning a move within the same city, plan to view new properties at night or on weekends. If you live in another state, arrange at least one or two trips to look at properties.

Submitting a Rental Home Application

Before submitting a rental home application, check your credit. To qualify for a rental home lease, you’ll need good credit scores:

Dispute any errors on your TransUnion, Experian, and Equifax credit reports in writing at least a month before you submit the application for a rental property.

Submit documentation to help the credit reporting agencies (CRAs) remove the error. Some errors involve basic identity. For instance, if your name is improperly reporting on the credit report, contact the CRAs to ask how to fix the error.

Know your FICO credit scores before submitting a lease application. Discuss your credit scores with the prospective lessor to gauge your likelihood of acceptance. Learn if the lessor checks one or all three CRAs in the application process.

Requesting new credit generates a hard inquiry. An inquiry can lower your credit scores.
