Top of the list? A $250-million spec mansion with 21 bathrooms
The Los Angeles real estate market is pricey, we know, but luxury properties are on a whole other level of over-the-top lavishness with eye-popping price tags to match.

From spec mansions with bonkers amenities, to glamorous Old Hollywood estates, to a “house” with its own 250-person ballroom, we present the most expensive listings in LA right now.
↑ 924 Bel Air Road
Pungent with that new-mansion smell, this recently completed Bel Air estate is the nation’s most expensive home for sale, with a price tag of $250 million. The 38,000-square-foot home holds 12 bedrooms, 21 bathrooms, an auto gallery, and the helicopter from the 1980s TV show Airwolf .
The estate was developed by handbag mogul Bruce Makowsky, who was also the developer of the luxurious party pad that Minecraft creator Markus Persson paid $70 million for back in 2014.
↑ 594 South Mapleton Drive
Coming in at No. 2 and priced at a whopping $200 million is The Manor, a 56,000-square-foot, 123-room mansion built by television producer Aaron and Candy Spelling. Current owner Petra Ecclestone, a Formula One racing heiress, purchased the house in 2011. She paid $85 million in cash for the incredible estate, which sits on 4.7 acres in Holmby Hills.
↑ 10250 West Sunset
This Holmby Hills mansion owned by fashion designer Max Azria measures roughly 30,000 square feet, and has a nice Old Hollywood connection: It was originally designed in the 1930s by architect-to-the-stars and 2017 AIA Gold Medalist Paul R. Williams.
The estate has been updated by Azria and his wife since buying it in 2005. It's reported that the couple spent $30 million on renovations and upgrades to the house, which now includes a dramatic crystal chandelier in the entrance. It’s listed for $88 million.

↑ 2727 Benedict Canyon Drive
Stretching for about 16 acres in Benedict Canyon, this property once owned by Cher and, separately, at a later date, Eddie Murphy, is a full-fledged luxury compound. The property includes a 20,000-square-foot main house; a four-bedroom, Moroccan-inspired guest house; tennis courts, and high-end equestrian amenities, including a barn and stables. The estate is listed for $85 million.

↑ 630 Nimes Road
This Bel Air abode is downright palatial, with a 250-person ballroom, a screening room, Turkish hammam, gym, and 70-foot infinity pool. The estate also has its own guardhouse and separate living quarters for staff. We’d expect nothing less from noted magamansion builder Mohamed Hadid, who built the estate, nicknamed La Belvedere, and sold it in 2010 for $50 million. It’s now seeking $85 million.
↑ 300 Delfern Drive
This Holmby Hills estate is serving up a serious Hollywood pedigree. It was designed in the 1930s by Greystone Mansion designer Gordon B. Kaufman for Edie Goetz, the daughter of Hollywood studio hotshot Louis B. Mayer. Expanded to include a nearby lot by subsequent owners, the property now includes the 11-bedroom, Kaufman-designed main house; two greenhouses, two swimming pools, a tennis court, and a funicular on approximately 4.38 acres of land. It’s listed for $79 million.
↑ 172 Bliss Canyon Road
Located in guard-gated Bradbury Estates, this approximately 30,000-square-foot main house is clad entirely in French limestone and is part of a multi-building, almost-eight-acre compound that includes a very fancy detached guesthouse, a 10-car garage, a shooting range, a 5,716-square-foot pool house, and about 3,000 square feet of loggias. The main residence itself holds seven bedrooms, 10 bathrooms, six fireplaces, and hand-painted artworks throughout. It’s asking $78 million.
↑ 388 Long Canyon Road
Behind gates in Bradbury, this very private estate boasts an approximately 30,000-square-foot main house with amenities like “24-karat chandeliers,” inlaid marble floors, vaulted ceilings, and a lavish ballroom. The asking price? $68 million.
↑ 143 South Mapleton Drive
This lovely, updated Paul R. Williams-designed estate in Holmby Hills was restored over a three-year period, but the original room designed by William “Billy” Haines remains bold and fun. (Haines, an actor-turned-decorator was Hollywood’s “It” interior decor guru for decades.) The seven-bedroom house has a wood-paneled den, a tennis court, and pool. Glamorous in a very classic way, the home is seeking $66.65 million.
↑ 455 Lorraine
This six-bedroom, eight-bathroom estate in Windsor Square is best known for its connection to Los Angeles power couple Dorothy Buffum Chandler and Norman Chandler. Last sold in 2014 for $9.5 million, the Historic-Cultural Monument has since been restored and upgraded, according to listing copy, and now includes a Crestron “smart home” system and new plumbing—probably a good idea in a 104-year-old house. It’s listed for $50 million.

↑ 1231 Lago Vista Drive
This lavish spec house in Beverly Hills has not one but two floating staircases and comes with its own original Andy Warhol work in the entrance. Over a million dollars worth of furnishings come with the seven-bedroom, 11-bathroom house, which also has an elevator. The house is asking $43.9 million.
↑ 1006 North Rexford Drive
The Beverly Hills estate of the founder of Warner Brothers Studios, Harry Warner, is quite the spread: 1.25 acres north of Sunset, a main residence measuring about 13,000 square feet, and grounds that includes a guesthouse where Marilyn Monroe supposedly lived, a pool and spa, waterfalls, a tennis court, and a “European” garden. The estate is seeking $39.999 million.

↑ 1911 Westridge Road
The view from this 8.29-acre promontory site in Brentwood is to die for. The 14,000-square-foot main house includes a two-story library, a professional-quality screening room, and seven bedrooms. The grounds of the former home of “All in the Family” creator Norman Lear include a guesthouse, 35-car garage, tennis court, and “expansive lawns.” The price tag? $39.95 million.

This hilltop villa with a 90210 zip code is up for sale after the divorce of pop star Gwen Stefani and rocker Gavin Rossdale. Very private, behind a guard-gated entry, the seven-bedroom house is currently decked out in decor by designer Kelly Wearstler. The property includes a covered, outdoor living room, a guesthouse, a pool, and an outdoor kitchen. It’s listed for $35 million.

This 2010 residence near the Beverly Hills Hotel is has expansive communal rooms, a wine-tasting room, and a basement cellar. The master suite has dual closets, a salon, and a fireplace. The asking price is $35 million.
↑ 1174 Hillcrest Road
We can’t help falling in love with this one-time home of Elvis and Priscilla Presley. The Beverly Hills home has been updated since it was last on the market in 2014 and now has a new laundry room, new electrical wiring, and a resurfaced pool and spa. It’s seeking $30 million.
↑ 806 North Rodeo Drive
What’s more synonymous with Beverly Hills than Rodeo Drive? This house, located on the well-known street near Sunset, measure nearly 15,000 square feet and holds 11 bedrooms. Its 12 bathrooms incorporate luxurious materials from around the world, such as Brazilian granite and marble from Greece. A pool and sports courts fill out the rear yard. The list price is $29.995 million.
↑ 46 Beverly Park Circle
Tucked into gated Beverly Park, this estate on almost two acres is all about the details, from wood molding on the ceilings to custom limestone and wood floors. The five upstairs bedrooms all have en-suite bathrooms and the master suite features French windows and a balcony. It’s asking $29.995 million.
↑ 1940 Bel Air Road
Overlooking Stone Canyon Reservoir, this Bel Air mansion is also the neighborhood’s closest residence to the water, according to listing copy. The three-level residence has an elevator, multiple terraces and loggias, and an infinity pool. It’s aiming to fetch $29.8 million.

The grounds include lawns, a pool, a tennis court, multiple patios, and a motor court. The price tag is $29 million.

It also boasts a three-bedroom guesthouse with a kitchen and dining room. The grounds include an “organic garden,” pool, and spa. The list price is $28.8 million.

This Beverly Hills estate includes an approximately 11,300-square-foot main house and a guest house that measures nearly 4,000 square feet and has its own entrance to the property. The main house holds large communal rooms, a heated loggia, and a master suite with dual closets. The list price is $28.45 million.
↑ 22 Beverly Park Terrace
Within the boundaries of Beverly Park, this property on approximately two acres is advertised as a great development opportunity. The listing copy for the site touts its “sprawling lawn” and wonderful views. The price tag is $28 million.
↑ 1024 Summit Drive
Per the listing copy, this Beverly Hills house was built by William Beckett, the one-time assistant to Case Study House architect Sumner Spaulding. It’s hard to tell how much of the Beckett design remains here, but the house’s interior is totally modern. The price tag is $27.95 million.
