To assist the Asset Management team in managing the proprietary assets of the company to achieve the performance targets for the client. This role involves financial analysis of the assets, reviewing financial projections, budgets and cash flows, preparing internal valuations, monitoring property and facility managers and preparing regular update and recommendation reports. It entails regular valuation of the assets under management and monitoring the changes over time and assisting in capital budgeting for them

Job Responsibilities

Financial Analysis:

-Performs valuation analysis on proprietary assets, development projects and client held companies using
accepted and relevant approaches and theory
-Assist in the design of financial models for discounted cash flow, market multiple, market transaction
and analyses
-Gathers financial and non-financial data pertinent to, valuations, assessments and reporting; works with
various groups (partners, regulatory authorities, industry trade groups, and asset management teams)
to gather necessary information
-Reviews financial statements of subsidiaries / affiliates and prepares summary of findings
-Conducts scenario analysis for assets and development projects and presents findings to the Asset Management team and Senior Management as requested
-Collates monthly project costs for assigned development projects and proprietary assets, updates cash
flows and budgets, and conducts variation analyses against approved budgets
-Assists in the preparation of financial feasibilities and sensitivity analyses for proprietary assets and development projects for internal purposes (cash management, expense budgeting, optimal capital structure etc.) and external purposes (lending institution requirements, rating agencies etc)
- Assists in the acquisition and sales process of assets, companies and developments
-Assists in the managing relations with third party investors / partners in proprietary assets and
developments
- Assists in the preparation of monthly, quarterly and annual reports (loan reports, operating properties reports, land bank reports, holding company reports etc.) for the SVP-AMAS and the EMT as well as
external parties (investors, partners, banks etc.)
-Performs other responsibilities as required by the Asset Management team
-Actively participates in assigned Cross Functional Teams (CFT) and ensures timely dissemination of
information to CFT

Self-Management:
-Strives to achieve the highest levels of proficiency on all the competencies and skills required to perform
the role
- Sets the performance goals in the beginning of the year after discussion with the Assistant Vice
President - Asset Management and ensures that the goals are achieved during the course of the year
-Identifies the training and development requirements for self and agree on them with the Assistant Vice
President - Asset Management to ensure that the required training is arranged and attended
