Overview:
General Summary:
Responsible for performing building maintenance repairs including electrical, motor control cabinets, PLC, Data and Telephone circuits, plumbing, mechanical, overhead doors, welding, carpentry, miscellaneous repairs and assisting in the forklift repair area as required. Qualified candidates must be willing to work 24/7, based upon company needs.
Responsibilities:
Maintenance Coordination:
Schedules and plans all special maintenance projects
to be completed within building or on grounds to ensure the timely completion of all projects.
Maintains the freezer and cooler ammonia system through scheduled preventative maintenance activities includes the areas listed below to ensure the full functioning of all refrigeration units.
* checking, draining and filling oil levels as needed;
* checking, adjusting, or replacing all belts as needed;
* checking for ammonia leaks on roof above freezers or around the units themselves;
* checking condensers and cycle operations of each unit;
* checking, changing or filling water treatment chemical levels.
Completes small electrical repairs and welding projects as needed, to reduce contract or purchase of needed services.
Establishes and ensures completion of a schedule for preventative maintenance to reduce repair costs and ensure the full functioning of all building features as follows:
Checking for full operation of fire prevention sprinkler system;
* Checking for full operation of dock-doors and
Plates;
* Checking condition of freezer and cooler curtains and pallets.
Schedules and ensures the completion of painting
projects, pallet repair/construction and snow removal
to ensure timely completion of all maintenance needs.
Completes all special projects associated with building or grounds, as requested. Includes but not limited to:
* mov1ng furniture or fixtures;
* changing lights;
* completing basic maintenance and repair needs to ensure t1mely complet1on of all maintenance needs.
May request additional workers for some projects and
provide leadership to those workers assigned.
Serves as maintenance activity spokesman and responds to all inquires for maintenance information in effort to ma1nta1n funct1on eff1c1ency.
Must be able to perform duties that require walking, stooping, bending, lifting up to 70 pounds, reach1ng, crawling, stretching, climbing and have good manual dexterity.
Work environment is from -10* to 100*F.
Works requires exposure to extreme cold and heat and working around ammonia, noise, dirt, dust, paint, grease and high voltage wires.
Performs all other duties as assigned.
Qualifications:
Some knowledge of refrigeration unit operation and
maintenance needs; commercial/industrial electrical repair, basic welding operation, and other activities associated with building maintenance; safety regulations associated with building maintenance activities; necessary inter-department communications related to building maintenance activities.
Demonstrated ability to plan and organize your work activities; analyze and disseminate forms; manage work time efficiently; follow procedures and policies; identify and solve problems.
