#160; Operating / Stationary Engineer#160;Location: Romulus, MI#160;GENERAL SUMMARY#160;Primarily operates heating, ventilating, air conditioning, refrigeration, pneumatic, electrical and water systems to provide energy services to clients.#160; Reads, records and evaluates data readings of various operating equipment.#160; Investigates and corrects complaints if possible.#160; Inspects and performs routine, planned, corrective and emergency maintenance on plant equipment.#160;PRINCIPAL DUTIES AND RESPONSIBILITIES#160;Operates energy systems as applicable which may include:#160;#160; High Temperature Hot Water SystemAll boilers, pumps, fans, blowers, valves, data logging equipment, feed water test and treatment, and associated equipment.Chilled Water SystemsAll chillers (centrifugal and screw), pumps, fans, blowers, valves, data logging equipment, cooling towers, and associated equipment.Compressed Air SystemsAll compressors, filters, separators, dryers, data logging equipment, fans, blowers, valves, data logging equipment, and associated equipment.Emergency Electrical Generation SystemsAll emergency generators (natural gas and diesel), fuel pumps, and electrical disconnects/switchgear, and associated equipment.Air Handling SystemsFans, motors, heat exchangers, and associated equipment.Powerhouse Support SystemsAll lighting, ventilation, electrical switchgear, powerhouse automation equipment, and other equipment.#160;Analyzes plant operational data and is concerned with variables such as outside atmospherics, customer demands, and historical trends, and operates plant systems to maximize equipment efficiency and reliability.Use CMMS maintenance reporting system to record maintenance history, corrective actions made and parts used.Follows all Company safety/environmental rules and regulations including LOTO, confined space programs and equipment safety inspections. Implements safe working practices and immediately identifies related job hazards.Develops JHA's and participates in plant safety committee and pre-job meetings as required.Performs planned and corrective maintenance actions on all hot water, chilled water, compressed air, emergency power, and powerhouse support systems.#160; Planned maintenance may include lubrication, oil changes, valve seals, pipe lagging, equipment and space painting, boiler teardown and inspections. Corrective maintenance may include valve repair, pump seal and bearing replacement, pipe and fitting repair/replacement, and motor and pump removal/replacement. Corrective maintenance may be either on a planned or emergency basis.Interfaces with customers by responding to and resolving routine service requests and emergency trouble calls.Recommends maintenance and operating improvements which enhance customer service, improve efficiency, and increase equipment reliability.Provides on-call support for emergency and contingency situations.Performs housekeeping duties inside and outside of the plant. Duties may include cleaning and/or painting equipment and spaces and lawn and landscaping care.Perform other duties as assigned.This position requires working shifts alone.#160;QUALIFICATIONS#160;Four years experience in plant operations, including two years operating a centralized Chilled Water system.Must possess applicable First Class Refrigeration license and must
