Jackson Design Build is building this accessible custom home that will be in the 2016 Parade of Homes.

Denver-based Jackson Design Build is the first builder to announce it will be participating in the 2016 Parade of Homes.

Jackson recently began pre-construction by clearing the site at 1606 S. Cook St. in the Cory-Merrill neighborhood of Denver, for what is called the “New Idea Home.”

The Energy Star-certified home, scheduled to be completed in July 2016, has a preliminary price of $1.345 million.

The Parade begins on Aug. 11 and ends on Labor Day weekend.

The New Idea Home is “accessible ready” home that can be converted into a fully accessible home for someone with a handicap.

For example, space is being set aside for an elevator, if the buyer wanted on.

“We have designated a location on each floor for the elevator shaft and worked our floor plan around that,”  said David Jackson, president and principal of his namesake custom-homebuild.

“We will plan the ductwork, plumbing, and electrical to route around that chase area and provide other structural accommodations so that an elevator can be added at any time in the future with the minimum amount of damage and cost,” Jackson explained.

“If we add that elevator before construction gets too far along it can cost as little as $40,000,” he said.

“If we retrofit it in after construction completes it will probably cost upwards of $60,000,” Jackson said.

If the home sells before next year’s Parade, Jackson will deliver it to the buyer within one to weeks after Labor Day.

“We’ve already been successful in recruiting several industry sponsors for the home, which we will be announcing in the weeks ahead, all of whom are sharing some of their best and brightest ideas in the design and construction process,” Jackson said.

“We’re looking forward to providing the public with a glimpse at many of the things that are possible with Universal Design and accessibility in modern homes,” Jackson said.

In addition to the elevator space, other Universal Design features in the New Idea Home will include:

Wide doorways;

Minimal or no steps;

Easy open doors, windows, cabinets;

Wheelchair turning room in bathrooms;

Backing inside walls for future grab bars;

And possibly curdles showers.

The home officially will hit the market later this year, although someone could step up to the plate and purchase it before it is listed.

“As with all spec homes, when a pre-sale buyer comes along we analyze our buyers customization requests based on the progress of construction, the cost, and in this case our ability to get the construction completed and to be ready for the Parade of Homes,” Jackson said.

The home would be perfect for someone who wants a high-end, accessible home, he said.

”We will focus on getting the word out to our friends at Craig Hospital, Spalding Rehab, Easter Seals, the MS Society, and other organizations that we network with regularly with hopes of finding that very specialized buyer who needs a fully accessible home and can afford a custom home in the heart of one of Denver’s hottest redevelopment districts,” Jackson said.

Jackson said he has done a fair amount of work, both pro bono and for fees.

“As a certified “Aging Place Specialist” I am always trying to incorporate Universal Design Standards into our homes,”Jackson said.

“So we came up with the idea of an “accessible ready” home that will appeal to the majority of the buying public while hopefully still being a great buy for a person or a family with accessibility issues.” Jackson said.

The home can be tailored to fit any accessibility needs. It also will be built in a way to be easily renovated to accommodate future accessibility issue, he said.

However, it won’t scream “accessibility” to the thousands of people who likely will tour the home as part of next year’s Parade.

“Most of the people that come through our home in next year’s Parade will not even notice the effort that we have put into accessibility unless we tell them,” Jackson said.

“They will see an open and spacious floor plan with the most up to date features, technology, décor and gadgetry. And that is our goal.”
