Hi All,

I would like to share my Concept & Vision of commencing a Luxury Senior Citizen Group Housing Project in Gurgaon and would like to therefore invite expert and general opinion from IREF's esteemed members and veterans.

A BRIEF SNAPSHOT

WHY WE NEED TO TAKE CARE OF THE ELDERLY: Since last 5 decades Indians has gained about 30 years of Life Expectancy. The growth rate of the population of India is 1.93%, whereas the elderly population has a much higher growth rate of 3.8%. On the other hand the traditional Indian family support system is crumbling because:

a. Large section of the working population are migrating either permanently or temporarily to the other countries, OR the nature of their work keeps them out of their homes for a major portion of the day and week, leaving their elders on their fate to survive with untrusted support of driver or servants.

b. Loneliness within family: The large section of young generation is too busy to spare time for their loved ones. Hence, within family the worst effective persons are the elders one. Their childrens are on the run to earn and their grandchildren are busy with their highly overloaded studies and gadgets (little ones get bored with their grand parents after spending a short period)

c. Sitting Idle and getting Sick: The elders in our society do not have a choice in how they want to spend the freedom of being 60 : Sitting Idle at home with no activity and physical engagements, the elders become unwanted and are meant only for doing pretty market work, banking updating, keeping eye on the house while their loved one are out.

Considering the fact and feeling the need of taking care of the elders of our society, I have visualized this unique concept. I believe that our senior population is more equipped than ever before – Financially, Physically, and Emotionally - to choose a Fulfilling, Independent, and active Lifestyle of a contributing member of society!

THE ‘ULTIMATE CARE’ CONCEPT

Living independently and having an active lifestyle is more than just a choice for some, because the young at heart view it as a necessity.

We plan to build a community that provides its residents with all the facilities to live life to the fullest; built on the concept of ‘integrated township’, where like-minded people come together to share experiences and bond in a community setting - A new age community concept of an integrated township, which will be planned and developed to offer care, comfort, security, privacy, activity, serenity, and a great environment to enable all its residents to lead an independent and hassle-free lifestyle.

Ours will be a Housing Project with a Single-Point focus --- The Senior Citizens!

We will have the following facilities:

a. Special Lift, which have plenty of room for Wheel Chairs and Stretchers.

b. Compact flats requiring minimum maintenance.

c. Non skid flooring

d. Specially designed spacious toilets with grab bars.

e. Facilities designed to give residents maximum access with minimum physical trauma.

f. Large doors to accommodate wheel chairs.

g. A comfy Lounge and cozy Gardens with Shaded Walkways.

h. A Library with internet facility

i. Dining Hall with running Kitchen. (One exclusive Pure-Veg kitchen for like minded peoples)

j. Yoga-cum-meditation room and a Gymnasium specially equipped for the elderly.

k. Open Air Auditorium

l. Swimming Pool (indoor or outdoor) with changing/locker rooms.

m. Wellness Centre with Sauna and Massage.

Each Senior (Single, Couple or small Family) will be given:

1. 1BHK (800-1000 Sqft) & 2 BHK (1150-1250 Sqft) Spacious Air-conditioned fully Equipped & Functional Apartment (without furnishing and furniture) – along with 1 - 2 Car Parking.

2. 3+1 BHK (1800-2000 Sqft) Beautiful small Air-conditioned Fully Equipped & Functional Independent Floor/Villa or Pant House along with 2 -3 Car Parking.

NOTE: The size and No of units will be decided and implemented in consultation with Principal Architectural Planning. The land is 5 minutes drive from Golf Course Road, 7 min from Bristol/Sikanderpur Metro Station and 20 Min from IGI Airport. 400 -500 meters from Delhi Border via Mandi Village. Already a few Super Luxury projects are announced/started construction there like Paras Quartier, Krish Provance Estate, Krish Monde-de-Provance, Krish Eiffel, Ireo Gurgaon Hills and Ninanya Estate Sheraton Hotel & Keys Service Apartments. All these apartments are luxury apartment with size range from 4,750 to 10,000 Sq.ft. the price range is Rs. 10,000/- to 18,000/- per sq.ft. So the price bracket is minimum Rs. 5.00 Crore + to Rs. 12 Cr.
