MULTIPLE CONTRACT SUMMARY

PART 1 – GENERAL

1.01 RELATED DOCUMENTS

A. Drawings and general provisions of contract, including General and Supplementary conditions and Division 1 Specifications, apply to this section.

B. Published specifications, standards, tests, or recommended methods of trade, industry, environmental organizations and applicable code apply to work of this section.

1.02 GENERAL

A. The Owner will award separate prime contracts for all categories described in this section. The project will be administered, managed and coordinated by the Construction Manager.

1.03 DIVISION OF CONTRACT

A. All work relative to the project is identified by the Contract Documents. Each contractor is required to review all portions of the Contract Documents to completely determine their Scope of Work, and to become familiar with the scope of work of others. Nothing contained in the bid category description shall be construed as overriding or changing the Contract Documents. Disputes concerning the assignment of work between prime contracts will be interpreted by the Construction Manager, and final interpretation by Construction Manager shall be binding.

B. Each contractor shall familiarize themselves with the requirements of those bid categories that interface with their own. Each contractor shall include materials, equipment, labor and support necessary to provide a complete functioning system.

C. Nothing contained in the contract documents and especially in the bid categories shall be construed as a work assignment to any construction industry trade. Each contractor is responsible for their own decision on work assignments and shall make them in accordance with the prevailing practice in the area of the project, and in such a way that neither their progress nor the progress of others shall be adversely affected by the Contractors decision.

D. The Owner may purchase certain material and equipment items to be incorporated into the work by designated Contractors. The designated Contractor is to accept delivery and unload, handle, store and install the appropriate items. Upon delivery, the designated Contractor is to verify product suitability, quantity, quality and condition as soon as it can be ascertained and shall accept care, custody and control responsibility as if it were their own purchase.

E. The provisions of the General Conditions, Supplementary Conditions and Division I General

Requirements apply to the work of each bid category.

F. All contractors are responsible for the following scope items as it applies to the work of their respective bid category.

1. Compliance with project safety requirements in accordance with applicable laws.

2. Temporary walls, barricades and cover related to contractors work for maintenance of security, safety, cleanliness and protection of materials in area.

3. On-going clean-up of work areas and removal of debris related to contractors work. Reference Supplementary General Conditions and Division I of the Specifications.

4. Mobilization and phasing of work as required by the project construction schedule.

5. Attendance at coordination meetings as scheduled by the Construction Manager during the duration of the contractors work on site and at least one week prior to the scheduled start of the contractors work on site.

6. Coordinate with the Owner. Construction Manager and other Contractors to comply with the Owners occupancy requirements during construction. Contractors are required to meet State and Local requirements for occupancy by area.

7. Provisions for shop drawings, submittals, samples, manufacturers installation instructions, manufacturers certificates, Owner Instruction, O & M Manuals, and warranties as outlined in the Project Specifications as applicable to the work of each contract.

8. Conformance with the Contract closeout procedure as outlined in the project specifications.

9. Temporary facilities as specified in Section 01500.

10. Layout and surveying for their own work. The Owner is to provide site corners and one elevation benchmark. All other layout and surveying is by each respective bid category as required for work of that bid category.

11. Hoisting.

12. Dewatering.

13. All winter or weather conditions associated with each prime contractors scope of work as necessary to assure completion of the project by close-out date specified.

14. Necessary permits, related fees and applicable connection fees.

PART 2 – PRODUCTS

2.01 NOT USED

PART 3 – EXECUTION

3.01 BID CATEGORY SCOPES / DESCRIPTIONS

A. Package 1: Site Work (Demolition, Site Prep, Excavation, Backfilling, Utility Extensions, & Landscaping):

1. Safety devices within and surrounding demolition area for protection of persons and adjacent properties scheduled to remain.

2. Demolition of equipment, structures, and utilities indicated in Project Documents.

3. Removal of existing bituminous, curb and gutter, walks, drives, steps, landscape plantings, trees, concrete decking, swimming pool, bathhouse, fencing, and all other items as specified within the plans and/or required for construction of the project per the Drawings.

4. Shoring and bracing necessary to temporarily support roofs, walls, and structural elements during demolition and construction work.

5. Demolition and removal of exterior concrete block walls, footings, foundations, windows, doors, and frames.

6. Demolition and removal of interior concrete and partitions.

7. Removal of existing roof structures, roofing, fascia, and soffits.

8. Removal of selective interior finish items will be done by Owner.

9. Demolition and removal of existing pool structures

10. Complete removal and disposal of all demolition items not scheduled to be retained by Owner. It shall be the Contractors responsibility to secure all required permits and pay all fees associated with the disposal of materials.

11. Fill, compaction, and grading required to restore demolition areas to the levels of surrounding, adjacent grades or to grades indicated on the Drawings for existing bathhouse.

12. Install class 5 aggregate base to a minimum depth of 4 inches over exposed soils in drop off/parking area.

13. Protection of construction to remain, including utilities to remain and all other items indicated or necessary for the completed Project.

14. Includes all materials and labor for site, building, and pool excavation, connection of utilities to proposed bathhouse, storm sewer facilities, and site features. Does not include deck drain & piping (by Plumbing Contractor).

15. Includes installation of a rock construction entrance at a location determined by the Project Manager. Includes installation of erosion control and tree protection/removal as called out within the project documentation, as necessary, or as directed by the Project Manager. Includes maintenance of erosion control measures and cleaning of streets, existing utilities, etc. as may be required Includes maintenance of tree protection measures as may be needed.

16. Includes project site work and excavation for the entire project. Included in this package are bathhouse, swimming pool, surge tank. 1 meter and 3 meter dive tower foundations, concrete deck and sidewalk excavation, prep, backfill, and final grading. Coordinate all excavation, backfill, etc. with related Contractors. Includes supply of additional fill material as may be needed. Includes removal of excess material as may be needed.

17. Earthwork under this contract shall include full soil correction (per geotechnical recommendations) to a depth of 12 inches below proposed subgrade depths/elevations in all areas. If additional excavation is needed beyond the suggested depth, appropriate compensation for that work shall be determined at that time. All existing fill, topsoil, and unsuitable materials (as determined by the Soils Engineer) in the building, pool structure, pool decking, and exterior concrete areas shall be removed and replaced in their entirety with Granular Borrow (MNDOT 3149).

18. Aquatics, Mechanical, Plumbing, & Electrical contractor shall be responsible for hand excavations, pipe trenching and backfill.

19. Includes supply, placement, and compaction of all granular fill materials needed for bathhouse, swimming pool, surge tank, and concrete deck and sidewalk. Rough grading of pool, surge tank, 1 and 3 meter dive tower foundations, buildings, concrete deck and sidewalks shall be coordinated with Aquatics and Building Contractor, respectively. Rough grading shall be completed to a tolerance of +/- 0.1 feet. Granular backfill shall be placed only when approved by Project Manager after other work is completed.

20. Earthwork shall be performed in a manner that promotes project site drainage during construction and avoids ponding water. Adequate access to work project site, including concrete delivery trucks, shall be allowed and planned for. Spoils from all trench excavation by other bid packages shall be piled on project site by other bid packages as located by this bid package and this bid package shall provide final placement or removal from the project site, as necessary.

21. Includes select demolition, removal, and disposal of existing sanitary sewer, water main, & storm sewer piping and structures as indicated within the Drawings.

22. Includes water service connection from existing water main to within 3 feet above FFE in bathhouse at location indicated within Drawings. Includes sanitary sewer service connection from existing manhole to 3 feet inside existing exterior bathhouse wall. Includes dewatering as necessary.

23. Includes all storm sewer and appurtenances, including connection to existing storm sewer pipe, yard drains, manhole and structure installations (does not include surge tank piping and deck drain piping connections to manholes, provide doghouses for connection). Does not include deck drains and associated piping. Includes dewatering as necessary.

24. Provide final site grading prior to landscaping. Landscaping contractor responsible for prepping prior to landscaping and sodding.

25. Includes any landscaping related to project documents.

26. Includes saw cutting, demolition, removal, and disposal of existing bituminous at location where proposed sidewalk abuts existing off street parking.

B. Package 2: Bathhouse (Bathhouse building, Mechanical, Electrical & Plumbing and Roofing):

1. Includes all materials and labor for all building footings and masonry work.

2. Excavation, backfill, and granular materials by Site Contractor. Must be present during major excavations, such as footing excavations, to ensure proper size, shape, placement and depth.

3. Includes all materials and labor for all interior concrete slabs, exterior stoops, sidewalks, ramps, steps, expansion & contraction joints, and finishes.

a. Includes final tolerancing and compaction of granular base materials furnished and installed by Site Contractor.

b. Includes supply and installation of steel reinforcement.

c. Includes placement/installation of concrete.

d. Includes finishing of interior concrete slabs. See Drawings/Specification Sections for finishing requirements. e. Includes 4 high concrete base for interior lockers.

4. Includes supply and installation of fluid-applied waterproofing to equipment building pits.

5. Includes below grade rigid insulation.

6. Includes supply and installation of sill angles at windows, angle iron lintels, and bond beam reinforcing as required (see Drawings).

7. Includes carpentry (rough and finish).

8. Supply and installation of complete roof system, including, but not limited to; truss assembly, hand framing, sheathing, fascia blocking and framing, gable end sheathing, asphalt shingle roof, underlayment, flashing, trim, and other ancillary roofing items. Coordinate and provide necessary materials for all mechanical penetrations.

9. Material and labors to construct fire rated wall as indicated within the Drawings.

10. Supply and installation of windows, including wood blocking.

11. Supply and installation of soffit, fascia, and exterior wall paneling and trim.

12. Supply and installation of casework and countertops. Provide grommets in countertop for electrical and telephone access. Coordinate with Project Manager and Electrical.

13. Supply and installation of all doors, frames, & specified hardware.

14. Supply and installation of ceilings, including all necessary hand framing.

15. Supply and installation of all benches, accessories, and related appurtenances.

16. Supply and installation of robe hook mounting board and robe hooks.

17. Supply and installation of all toilet partitions, toilet and bath accessories, and related appurtenances.

18. Supply and installation of all signage for the bathhouse & equipment building and related appurtenances. Does not include aquatics related signage (to be provided by Aquatics Contractor).

19. Supply and installation of pump pit guard rail and ladder, and related appurtenances and fastening hardware.

20. Includes 4 high concrete base for exterior lockers (Coordinate with Aquatics Contractor).

21. Supply and installation of interior/exterior lockers.

22. Includes all interior and exterior painting, caulking, and sealants (caulking at swimming pool gutter by Aquatics Contractor).

23. Includes all fasteners and ancillary items needed to complete the work.

24. Coordinate with all other Contractors as necessary.

25. Includes all mechanical systems for bathhouse and equipment building. Specification Division 15 and MPE, & M Drawings.

26. Includes all mechanical items including, but not limited to: materials and labor, venting systems, air handling, gas piping systems, pumps (not including pool pumps), boilers (not including pool heaters), louvers, heating systems, cooling systems, and other items typically considered mechanical in nature.

27. Includes gas and venting connections to pool heaters supplied by Aquatics Contractor.

28. Includes connections to services as indicated within Drawings.

29. Includes excavation, pipe trenching and backfill.

30. Includes all electrical systems for bathhouse and equipment building. Specification Division 16 and MPE & E Drawings.

31. Includes all electrical items including, but not limited to: materials and labor, wires and cables, motors (not including pool motors), electrical connections, panels, lighting, outlets, telephone and network wiring, sound and video wiring, control equipment and other items typically considered electrical in nature.

32. Includes all exterior electrical items including, but not limited to: electrical connection for pool, exterior lighting, outlets, etc. Includes pool lighting.

33. Coordinate with all other Contractors as necessary.

34. Includes all plumbing systems for bathhouse and equipment building. Specification Division 15 and MPE, P, & Drawings.

35. Includes all plumbing items including, but not limited to: materials and labor, piping (other than pool piping), fixtures, water supply, waste water systems, trench drain at exterior showers, drain, and other items typically considered plumbing in nature (site deck drains and piping by Aquatics Contractor).

36. Includes connections to services as indicated within Drawings.

37. Includes all exterior domestic plumbing within pool area (i.e. spigots, showers, etc.). Coordinate with other contractors.

C. Package 3: Aquatics (Pool and related equipment/operating systems)

1. Includes materials, equipment, supplies and labor to construct fully operational swimming pool as shown in the bidding documents. Includes supply and installation of play features, and diving towers. Includes aquatic related signage. Division 13, SP Drawings.

2. Demolition of existing concrete decks, pool by others (Site Work Contractor).

3. Bulk excavation and backfill by others. Perform all required hand trimming of excavation of pool and surge tanks. Must be present during major excavations to ensure proper size, shape, placement, and depth. The aquatics contractor is to coordinate with site contractor placement of engineered fill under the pool shell and field pipe runs. Site contractor to provide engineered fill for backfilling of trenches, aquatics contractor is responsible for backfilling and compaction of their work and around any trench work including supply, placement and compaction. The aquatics contractor is responsible for any hand digging and trench work required including pipe trenching and digging below that required by the earthwork contractor. Spoils from all trench excavation shall be piled on the project site by this bid package as located by the Site Work Contractor. This contractor shall assume responsibility for the integrity of the excavation and shall not burden the Site Contractor with additional excavation requirements in the event of erosion or cave in of the side banks. This contractor shall also dewater pool excavation as necessary during the course of their work.

4. Includes, but is not limited to: pool and surge tank shells, pool mechanical, piping and other related aquatics appurtenances.

5. Aquatics contractor is responsible for layout, forming and pouring diving tower footings.

6. This contractor will be responsible for coordination of pipe penetrations through other contractors work and core drilling where necessary.

7. Includes supply and installation of all Funbrella anchors. Includes supply of any necessary rebar for footing and/or anchor installation.

8. Includes all mechanical and imbedded items for play features (base and alternate).

9. Includes all play features shown in the base bid.

10. Includes all pool related deck accessories (anchors, stanchions, ropes, depth markers, NO DIVING markers, ladders, handrails, etc.).

11. Includes all pool related signage

12. Includes all exterior concrete as indicated in the project documents, including sidewalk, ramps, steps and concrete maintenance strip around the aquatics area.

13. Includes surface preparation and of subgrade materials, and placement/installation of formwork, reinforcing, & concrete.

14. Includes placement of expansion and contraction joints per the Specification and as needed to ensure protection of the placed concrete from cracking.

15. Includes caulking of all expansion joints on the deck surface, including the interface of the pool wall & concrete deck.

16. Includes installation of all embeds provided by other bid packages to be installed. Coordinate installation of all embeds (layout and grounding by others).

17. Includes all work contained within Section 02830, except as noted within this package description.

18. Includes all deck drains and associated piping, including connection to manhole/outlet. Excludes trench drain at exterior showers.

19. Includes excavation, pipe trenching and backfill.

20. Includes all fencing and gates as indicated in the project documents. Coordinate installation of fencing with installation of concrete maintenance strip.

21. Includes perimeter fencing.
