A History Lesson
Now the fastest-growing portion of the Myrtle Beach housing market, Carolina Forest was once just a piece of rural Horry County. This tract was known as the Buist Tract, and consisted of 30,000 acres of dense foliage and longleaf pines. In 1937, International Paper purchased this property for business purposes. Throughout the years the property has had various uses, from being a gunnery and bombing range during World War II, to being the Coastal Carolina Campus of the University of South Carolina after International Paper donated part of the land for its development.
In 1997, Horry County approved development of the area as a community and voted to freeze zoning rules for almost 7,000 acres of land that would accommodate around 35,000 residents. As the development of the area took off, Carolina Forest build three schools for its residents, Carolina Forest Elementary School (1996) and Carolina Forest middle and high schools, which share a campus.
By the beginning of the millenium, Carolina Forest was home to almost 3,400 residents. But the biggest growth happened between 2000 and 2010, when the community experienced a 500 percent growth rate. Eventually, Carolina Forest is set to contain around 20,000 homes for over 50,000 residents. Due to its exponential growth, the community has now added another elementary school and also a middle school. Carolina Forest also has its own newspaper, the Carolina Forest Chronicle, and even a civic association.
About Avalon
Now with 21 subdivisions, known as plantations, Carolina Forest contains a variety of homes from single-family dwellings to apartments and condos. Each plantation specifies its own restrictions, and Avalon contains only single-family homes. Filled with lush landscaping along with fountains and man-made ponds, it is easy to see why families love living in Avalon. The community schools are just a short walk or drive away, and there are plenty of family activities that are easily accessible. Nearby, you will find the Palace Theatre and the Alabama Theatre, as well as The Apache Pier - a popular fishing spot.
