Prime plot of land, with bungalow, in excellent location. Please come and view it, to see the prime location.

An opportunity to acquire a plot of (approximate hand measured) 15 metres (49 ft) wide x 78 metres (254 ft) long, situated in a highly desirable, quiet, semi-rural location in Wimborne, looking forward towards Leigh Common Nature Reserve, and backing onto open farmland. Presently occupied by a 4 bedroom 1935 bungalow, which could be developed into a much LARGER PROPERTY, or demolished and TWO LARGE FAMILY HOMES could be built on the plot, subject to the necessary planning consent being obtained. (Many of the properties along the same road have been extensively expanded and re-developed, so planning consent should be straightforward).

Wimborne periodically features in lists of the "Most desirable places to live in UK" and "Best quality of life in UK". (I've included a screenshot image of Wimborne's inclusion in the Daily Telegraph's "20 of the Best Towns in Britain for Those Fed Up With London".)

People relocate to Wimborne for a lifestyle change. It is often families with children who are relocating, who want to be near good schools and the coast. The town has three First Schools (St John's First School, Wimborne First School, Pamphill First School) and two Middle Schools (St Michael's Middle School and Allenbourn Middle School) and two Upper Schools: (Corfe Hills School and Queen Elizabeth's School). Dumpton School is located nearby. The nearby first schools of Hayeswood and Colehill also serve Wimborne.

The plot is set on Leigh Road in a prime location, about of a mile from Wimborne town centre (walking distance). Wimborne is a beautiful and historic market town.

The plot is across the road from Leigh Common Nature Reserve and a very short walk (4 minutes) from "BytheWay Field", a very large and beautiful natural green space open to the public and dog walkers, with a large children's playground and a big pond where dogs can swim. Between BytheWay Field and Leigh Common there is over 4km of all-weather surfaced paths which are suitable for mobility scooters, buggies and wheelchairs and form circular routes. Leigh Common Nature Reserve features a wooden walkway to enjoy nature and natural ponds and streams.

Wimborne town sits on the clear trout stream of the River Allen and the much larger River Stour. The town boasts excellent shopping facilities and restaurants within quaint streets and squares.

The architecture of Wimborne town is regarded as one of the foremost collections of 15th, 16th and 17th-century buildings in Dorset. The most interesting examples of English architecture include the centuries-old Wimborne Minster church, the Town Hall, and the Priest's House Museum. The town is home to the Tivoli Theatre, a 1930s art deco cinema and theatre featuring regular live shows and films. Wimborne Minster Church is famed for its chained library and the tombs of King Ethelred, the brother of Alfred the Great, as well as the tombs of John Beaufort, Duke of Somerset, and his duchess, the maternal grandparents of King Henry VII of England.

Every summer in June, the town holds the Wimborne Minster Folk Festival, an event of traditional folk dance and song that is one of the largest gatherings of dance teams and musicians in Britain. Many of the Wimborne's pubs are famous and historic, including some dating back to the 16th and 17th centuries.

An antiques market is held every Friday in Wimborne, a flea market every Saturday and a combination of both every Sunday.

Wimborne Model Town is one of the largest and longest established model towns in England. It depicts Wimborne Minster at the time the model town was made, in the 1950s.

Other recreational attractions in the area include the Moors Valley Country Park, Knoll Gardens, Dorset Heavy Horse Centre and Stapehill Abbey. Adventure Wonderland is a theme park aimed primarily towards families with young children. Snowtrax is a skiing and snowboarding centre that belong to one of the UK's most prestigious ski schools. It is an excellent place for children to learn to ski and snowboard on the dry ski slopes.

A short drive from the plot takes you to Poole (20 mins) and Bournemouth (40 mins) for their excellent shopping facilities and beautiful sandy beaches. Also convenient to Bournemouth International Airport and Poole ferry port. It's close to the main A31 route linking Ringwood, in the New Forest, and the historic town of Dorchester, home of Thomas Hardy. The famous Swanage steam railway and the lovely Jurassic coastline of the Purbecks are easily accessed either by road or ferry. Southampton is a 45 minute drive away.
