Once you’ve picked your location, start sketching out your dream.

Rocking Horse Farm

If the idea of living in an urban farm community appeals to you, look no further than Rocking Horse Farm. Ken and Jan Promersberger created this concept of a modern, rural-themed community with an obvious love of North Dakota in its natural state. At the center of this 160-acre community lies a circle of farmstead-inspired office space complete with modern barns and wildlife ponds. Prairie grasses, cattails and large expanses of turf will offer homeowners the calm and beauty of the farm with city convenience.

STATS
- Location

52nd Avenue South and Veterans Boulevard in Fargo. Northern edge is adjacent to the Osgood Golf Course. Acres 75 acres available 85 more acres in planning stage.

- Lots Available

134 single-family lots (available fall 2015 and summer 2016)

- Price Range

$49,900 – $134,900

- Features

No through streets and not located in the flood plain. Two smaller ponds and a larger pond connect the community to Osgood Golf Course. Future linear park and playground with wildlife pond planned for east side of neighborhood. Naturally landscaped Fargo Park District bike trails placed at lower grade for homeowner privacy. Rural-themed living, ample green space and natural landscaping of wildflowers and prairie grasses throughout.

In the center of the neighborhood, Rocking Horse Circle features farmstead style buildings, pond, open green space and natural landscaping with wild flowers, native trees and prairie grasses.

HOUSING STYLE GUIDE

For this community, builders and homeowners will be provided with a housing-style guide and complimentary home-exterior sketch for each lot. The developer is teaming up with architect Chris Hawley to demonstrate how they can take the very same floor plan of a common, typical existing home design, and fine-tune it to create a large variety of exterior designs that will enhance the rural-themed Rocking Horse Farm.

“If you come to us with a house plan that has an exterior that may not be totally compatible with the Rocking Horse Farm vision, we can help. Regardless of the plan, we will sit down with you, take your floor plan and inspiration photos … and then create a sketch for a unique exterior that not only appeals to you, but helps enhance the tone of the neighborhood. The interior of the home is not our concern. Our main interest is the home’s exterior, so we are paying Chris Hawley Architect to come up with the initial sketch. Then you can take that sketch to your builder and have it incorporated into the builder’s existing plan or, for that matter, use it to create a custom home.” – Ken Promersberger

“This concept is inspired by the traditional values of the land. We want it to look and feel like a real community, but we’re not homebuilders. Obviously, we’re relying on the builders and homeowners to really make this rural concept work.” – Ken Promersberger

As you can see from these sketches by Chris Hawley Architect, small exterior changes to the very same floor plan can make each house look unique and keep it within the classic theme, often within the same budget. These are just a few of the altered two-story exterior designs that are possible: contemporary colonial, modern agrarian and prairie school, all of which remain indigenous to this rural-themed community.
