JOB SUMMARY
Locate, research and secure land under company guidelines for high-performing new Circle K convenience stores within a designated geographic area of NC, SC and VA. Particularly responsible for site selection, land acquisition and securing entitlements for new-to-industry stores, relocations of existing stores and raze/rebuild/expand-in-place existing stores. Ensures timely completion, submittal and support of site approval packages to senior management; successful real estate closings and ground lease negotiations. Works closely with Facilities/Construction Department personnel and municipal officials to produce new stores in a timely fashion. Contributes to ongoing strategic review of company real estate assets, monitoring competitive and local economic activities especially where such may impact company stores.
KEY RESPONSIBILITIES
· Works independently and/or with broker support to implement tactical actions identified in comprehensive network plan for each market in region while providing insight for ongoing restructuring of network plan.
· Prepares market development plans by segmenting markets into smaller trade areas, rides areas and identifies sites for each area as well as identifying desirable competitors’ stores for possible acquisition.
· Negotiates and structures transactions suitable to company’s financial goals and strategies.
· Analyzes and presents comprehensive presentation packages for each site to senior management for review and approval. Conducts further research and analysis as required.
· Contributes to departmental acquisition goals by completing due diligence, assists in the closing process and assimilation of potential acquisitions into the Circle K system.
· Reports regularly on the status of all development projects.
· Monitors competitive strategies and activities.
· Ensures compliance with requirements, policies and regulations by adhering to corporate systems, policies, procedures and governmental regulations; advises management on needed actions.
· Coordinates with construction personnel, engineers, architects, attorneys and municipal officials to facilitate the design and construction of convenience stores.
· Initiates and organizes real estate market tours, compiles site ride binders and market summaries for executive market visits.
· Contributes to team effort by accomplishing related Financial and Key Result Area (KRA) targets pursuant to Company plans and guidelines.
QUALIFICATIONS
· Bachelor’s degree in Business or related area preferred. Other combinations of experience and education that meet the requirements may be substituted.
· Three years of experience in general commercial brokerage, development, finance or corporate real estate management with emphasis in commercial/retail/fuel/convenience store industries. Requires advanced skills in project/property economic & feasibility analysis.
· Proficiency in MS Access, Word, Excel, PowerPoint, and Oracle required. Experience with demographic mapping software highly desirable.
· Valid driver’s license and good driving record; able to travel overnights within an assigned territory.
· Knowledge of SC and NC markets including competition strategies and locations.
· Strong team orientation with excellent interpersonal skills and able to work in a busy environment with multiple changing priorities and deadlines. Must be willing to adapt to the changeable responsibilities of the position.
