This position reports to the EVP of Store Operations.  Individual leads and is accountable for retail facilities life-cycle maintenance activities including all repair and maintenance efforts utilities management, capital and expense budgeting, as well as adherence to those budgets.  Responsible for providing excellent customer service to Belk’s 300+ retail stores in the area of facility maintenance.

Facility asset scope includes: HVAC, Elevator / Escalator, Roofs, General Building Conditions, Generators, Doors, Parking Lots and other Retail assets.  Also responsible for corporate headquarters facility with multiple Charlotte locations – includes: office space for over 1000 associates, a Café, and Parking Lots.

Major responsibilities include:

Develop and lead the strategic direction of the Facilities organization.

Lead the efforts of our third party Facility maintenance organization – Jones Lang LaSalle (JLL).

Develop Expense and Capital saving initiatives within  to overall Facilities Management Organization

Evaluate current systems and processes and develop / implement system-wide standards for a comprehensive facilities management program including:

Preventive, corrective and routine maintenance

Energy management

Project management (Ensures implementation of capital projects and ensures timely and cost-effective completion and continuity of services)

Subcontractor management

Procurement standards and processes

Facility management support systems

Performance management

Manages the Corporate Office space ensuring appropriate strategy exists to support the company’s significant associate growth.

Budget Management: Develops and monitors annual operating budget, fiscal accountability, multidisciplinary collaborative practices, and goal setting process.

Development of an asset inventory process and system.

Ensures compliance of all responsible areas with internal policies and procedures, and all regulatory agency requirements and standards affecting the operations of all facilities.

Team Building and Development: Builds capabilities within Facilities Management Team by coaching, developing, evaluating and mentoring team members.   Supports and encourages professional development through participation in educational programs and professional organizations and activities to maintain knowledge of national trends and to promote leading edge performance.

Supports Diversity:  Builds a diverse organization and actively supports the development of first tier and second -tier programs for Supplier Diversity.

Leads Sustainability for Belk: lead a cross functional team to drive a wide range of sustainable practices – including recycling, waste reduction, store zero waste initiatives, customer facing  initiatives, distribution & transportation efficiencies, energy efficient upgrades (i.e.: LED lighting retrofits, solar projects), Energy Star initiatives and carbon footprint reduction efforts.

Negotiates vendor contracts and maintains relationships with all vendors.

Manages mail and print (store signs) services.

Improves facility operating costs while maintaining high performance and high customer satisfaction.  Leads and reinforces a culture of service within all facility services, annually developing and achieving service goals and targets.

Position Requirements:

Bachelor’s degree in Engineering, Facilities Management or a related program

Ten (10) or more years’ experience leading retail facilities management setting – preferably in a big box retail environment.

Demonstrated experience managing facilities in a complex organization with multi-hundred retail locations.

Extensive knowledge of OSHA regulations, Joint Commission standards, and other applicable rules and regulations.

Extensive knowledge of the principles, theories and practices of facility operations and management; contract terms and negotiations; and applicable laws, rules and regulations

Experience with LEED certified construction practices.

Excellent project management, financial analysis, and strategic planning skills required, as well as effective communication, organization, and interpersonal skills.

Experienced with developing and leading a sustainability program including both energy saving initiatives as well as recycling, conservation and customer facing initiatives.
