Our Lewisville, TX client is in search of a Property Manager to join their team on a direct hire basis.

Position Summary:

The Property Manager, (“PM”), is fully accountable for all day to day property operations, overseeing and enhancing the value of the property and ensuring that the experience of living there is fully realized by all residents. PM must embrace the concepts of longtime ownership goals, bottom  line responsibility and an intense desire to achieve Customer Service excellence, resident satisfaction and retention.

Responsibilities:

During the design and construction phase the PM will assist the EVP in developing and creating for approval: Operation Process & procedures, employee training manual/handbook, property hospitality services, etc.

Prepare annual budgets and income projections in a timely and accurate manner

Building great customer relations through interacting with residents on a daily basis – this is critical in ensuring our renewal ratio is maintained above the national average

Ensure accurate records of all community transactions and submit on a timely basis

Provide vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insurance

Ensure leasing and revenue goals are met or exceeded

Utilize BCM and all marketing strategies, tactics and tools to ensure successful leasing

Train and maintain all Needs Assessed Sales Training techniques and philosophies

Maintain competitive analysis of competing properties and market trends

Monitor  and analyze traffic reports, lead generation actives, ROI on marketing efforts, closing ratios and renewal information and social media activities

Provide leadership and operating standards that reflect the goals and long term plans of ownership

Review and confirm all leases and corresponding paperwork are completed correctly and input into YARDI on a timely basis

Effectively recruit, interview and train all senior level management staff

Provide positive leadership qualities that instill the focus on Service to all staff members

Perform all other duties as instructed by supervisor and ownership

Requirements and Qualifications:

College degree Preferred

Certified Property Manager {CPM) or 5 years in the high end hospitality field ( resort/hotel)

Minimum of 2 years as a Leasing  consultant

Must reflect a positive leadership attitude  and the ability to set the example for all staff members

Detail oriented and organized work ethic

Be available on nights and weekends as needed

Proficient in all MS Office Programs

Experience with and strong knowledge of YARDI
