Sold Saturdays real estate broadcast

During our daily real estate radio show we are going to talk about the sold real estate listings as compared to their previously listed price.

Some of the real estate listings sell for more than their listing price, some sell for less and some sell for the same.

Depending on the local real estate market, depends on where these numbers fall in relation to list and sales price.

Prices are changing in Real Estate

During our Friday Finale real estate radio show – we spoke about those real estate listings that had their prices changed. We uploaded that to our SCVmoves YouTube channel as well as the audio to our iTunes/soundcloud channels.

Today’s Sold Intel:

Today for the SCV cities – We are currently tracking 55 homes that have sold and closed escrow in the past 7 days. Of those we are monitoring – 32 of those Santa Clarita listings had sold less than their listing price. We are also seeing that 8 of those real estate listings sold for more.

Of the Santa Clarita listings that sold for a break even price – that number was 15. That is where most of the Santa Clarita Valley should be with regard to selling real estate.  Break even is truly nice and a prospect that does not happen that often. Of course – For sellers – More is Better

Price Changes are not always bad!

During our real estate radio show on Friday – we mentioned that some of the real estate listings have experienced price changes. That does not in any way indicate that their real estate sellers are becoming desperate.

Most of the time in real estate, when a home is not getting the attention it should, a price change is in order.

When an agent does their “price change” in the “right way”, they get all of the exposure again and are able to have the real estate seller’s home re-shine in the process.

Reducing the listing prices of real estate by no means causes harm to a real estate seller. In fact, in most cases, it causes a huge benefit.

Today is no different during our Sold Saturdays Broadcast.

Today Eric asked how he would be able to keep track of what is going on in his specific neighborhood.

I took that to mean Eric wants to see the following types of neighborhood activity:

New Listings that come up on his street and in his neighborhood within a very close proximity

Sold homes at the moment they close escrow and the amount they sold for

Distressed real estate, short sales and those homes that may cause a “ripple” effect in local values

The homes that have had their prices reduced and those that have had price increases

The real estate listings that have fallen out of escrow and are now for sale again

Eric is within the Santa Clarita Valley Area – this will be easy for us to set up for him and will be completed before the end of business today.

However, we are able to set our clients up that do not live in the Santa Clarita Valley Cities. The same engine works in all cities within Southern California.

Tip of the Day

One of the best Tips that we can give our clients is to make sure they know who you are hiring. If you are choosing to hire a service provider – make sure they are the “real deal”.

Of course, if you are finding them online and they have their photo, a license number and thousands of indexed pages in Google about who they are and what they do – You maybe okay.

However, I’m mostly talking about those propositions that are too good to be true. Those where you are responding to an online ad, a newspaper ad, something you found on craigslist and those on the other end of the information are saying that you are about to get something that is too good to be true.

Those are who you really need to verify who they are.

Maybe it’s a rental that is accepting a cash only deposit and those who don’t “win” the rental will have their money returned to them.

A Rental Scam…

As silly as it sounds, we had a home in Woodland Hills that was a foreclosure. It was not for rent, it was for sale. It was a home that Citi bank wanted us to sell for them. One day I received a phone call from someone that was asking if the home was for rent. I said it was not, they went onto say that is not what craigslist is saying.

Low and behold – I checked and sure enough, this ‘south of the blvd’ home was for rent at an incredible $900.00 a month. All you needed to do to get this fantastic deal is submit a cash deposit to the agent representing the seller so the seller could deem you as serious. The second thing you needed was to submit a check for 30 dollars for the credit check. Plus, fill out a small simple application.

The “application fee + credit check” was a distraction. It verified to most that this must be a “legit” deal. I mean, if you are going to rip off people, why would you want to run their credit?

According to the PD – the fella went to Kinkos and printed up business cards earlier in the day. He was posing as a property management specialist and said he was representing the owner. All was bogus and untrue.

Verify that what you are being told is true and accurate and never give anyone anything in cash – you are asking for trouble…
