The Area Director (AD) is accountable for the sales, service, operational and financial performance of a group of business centres. The AD directly supervises a sales team and service operations team.

People Management:

* Accountable for managing the performance of each team member, ensuring maximized productivity and results; while providing consistent feedback, coaching, training and performance management as needed
* Maintains a proactive candidate pipeline in order to be able to confidentially churn bottom performers
* Drives revenues for Regus by effectively and consistantly ensuring the sales team is selling all products and services at competitive prices while maximizing revenue oppourtunities
* Must ensure team meets and exceeds production and activity targets
* Ensure business goals are clearly communicated and understood
* Establish objectives and targets with direct reports and to communicate performance expectations clearly
* Provides daily leadership, communicates strategic direction and manage the execution of the sales team
* Acts as an extension of the training department by personally delivering and/or overseeing sales training within the area

Finanacial Performance Management:

* Drives revenue for Regus by effectively and consistently ensuring their sales team is selling all products and services at competitive prices while maximizing revenue opportunities
* Drives high conversion of all products through effectively following the sales process, ultimately resulting in a positive impact to the occupancy and profitability
* Drives price through managing margins and developing pricing plans
* Manages the renewal process and strategy in order to meet/exceed retention targets and renewal increase targets
* Ensure compliance to the collections process, minimizing any bad debt

Area Management

* Provides daily leadership, communicates strategic direction and manages the execution of the sales team as it relates to; pricing, margin, workstation, optimization, competition strategy, marketing plans etc
* Maintain adequate sales staffing levels to meet the sales and service targets for the area
* Client management dealing with any escalated customer issues

Required competencies:

* Due to the location of this position the candidate must be a Turkish national
* Very strong sales and operational skills
